Assistant General Manager Report – March 2011

Fairway Center and South, Quail Run Pro Shops

The Fairway, phase II project remains on schedule with work underway as follows:

  • The exterior walls around the pool have received final stucco.
  • The pools and spa are now dug and pool rough in plumbing is being installed.
  • The roofers have begun to apply insulation and roofing material to complete the phase two roof.
  • Cement board is now installed in the men’s & women’s showers.
  • The concrete ramp to the second level has been poured.
  • The electrician, plumber, mechanical and fire sprinkler contractors are finishing their work on the first floor and have now started rough in work on the 2nd floor.
  • The second phase parking lot has been graded. Curbs for the landscaped areas and parking lot poles/lights have been installed.

Completion of the Fairway phase II project is scheduled for July 2011.

Mountain View Center & Sun Bowl

  • Renovation of the Mt. View pool restrooms and showers continues. At this time the cement board has been installed on all shower walls and sheetrock hung on ceiling and non-shower walls. Taping, texturing and interior painting is also completed. The concrete floors throughout this facility are also being leveled and prepared for porcelain tile installation. Contractors for this project include Trades Unlimited, Custom Cooling and Ken McIntyre Construction. (Cost – $218,851)
  • New Tannoy – QFlex speakers were recently purchased and installed at the Sunbowl amphitheatre. The new speakers are able to improve speech intelligibility and musical clarity while delivering more acoustical output to target areas of the audience. The RCSC Audio/Video technician, Allen Kleinhans, was instrumental in working with the audio system company (Audio Video Design-Build group) to get this system installed. (Cost – $20,000)
  • A small spectator area with canopy is being installed at the Pickleball Courts at Mt. View Center. The installation will also include chain link fencing between the pickleball courts and chain link gates to allow players to enter & exit the courts from the spectator area. Contractor is Ken McIntyre Construction for the concrete pad, Arizona Bag & Awning for the canvas shade cover and Save-on Fence for the chain link fence and gates. (Cost – $7,532)

Lakeview / Lakeview Lanes / Viewpoint Lake

  • A new Lakeview Lanes & Café replacement sign is being manufactured for the parking lot at Lakeview Lanes. The former sign was destroyed during a 2010 windstorm. Contractor is Bootz & Duke Sign Company. (Cost – $12,832)
  • The roof over Lakeview Lanes is being re-coated with elastomeric coating to comply with the warranty. Contractor is Trades Unlimited. (Cost – $20,267)
  • Preparations are underway to carpet the Lakeview Administration lobby and hallways. Contractor is Resource of Arizona. (Cost – $3,975)

Bell Center / Bell Lanes

  • The Bell chiller project (Phase II) is nearing completion. The only work remaining is the installation of (5) exhaust fans on the Bell social halls. The fans are on order and will be installed as soon as they arrive. Contractor for this project is Bel-Air Mechanical. (Cost – $217,125)
  • Re-roofing of the Bell social halls is now completed. Contractor was Trades Unlimited. The cost of this work is included in the Bell Phase 2 Chiller Project above.

Sundial Center and East/West, Riverview Pro Shops

  • Automatic door openers have been installed on the two doors leading into the clubs hallway from the mall (breezeway) area. Contractor was Galinis Automatic Doors (Cost – $4,851)
  • The decision was made by the RCSC Board of Directors to make all necessary repairs to the Sundial monument. To date, construction fencing and shoring have been installed while the RCSC selects a contractor, obtains final bid commission approval and waits for Maricopa County to approve our application for a building permit. (Estimated Cost – $49,648)
  • Artificial turf on (8) of the (11) bocce courts at Sundial Center was replaced. In addition, the concrete block boarders surrounding all (11) bocce courts were repainted. Please note that in my last report I stated that there were (15) bocce courts at Sundial. Obviously there are only (11). Artificial Turf Contractor was Interior Logic. Painting work was done by the RCSC Skilled Trades painter. (Cost – $33,000)
  • Ultra Violet light equipment will be installed soon on the circulation systems of both Sundial swimming pools. The Ultra Violet Light units will eliminate Cryptosporidium in a timelier manner, reduce chloramines in the air and reduce the amount of chlorine needed to maintain County Health Department water chemistry standards for swimming pools. Contractors are Aquatic Builders and Accel Electric. (Cost – $68,336)

Marinette Center / WB/WC Pro

  • A new fire hydrant has been installed at Marinette Center. The new hydrant is located on the West side of the property in the North landscaped area. Contractor is K.L. McIntyre. (Cost – $25,000)
  • A small spectator area with canopy is being installed on the East side of the South Pickleball Courts at Marinette. Contractor is Ken McIntyre Construction for the concrete pad and Arizona Bag & Awning for the canvas shade cover. (Cost – $4,455)

Skilled Trades Department

  • The Skilled Trades department completed 121 work orders during the month of February 2011. (Does not include non-work order tasks.)

Grounds/Irrigation Department

  • The RCSC grounds department has been busy maintaining the RCSC’s (6) lawn bowl greens, the ball park field and the Sunbowl amphitheatre. They have also been busy repairing irrigation systems and planting some new rose bushes in the Bell Center rose/cactus garden.

General Centers Information

  • A “What’s Working What’s Not” meeting was held at 1pm, on Tuesday, March 8, 2011 at Sundial Center’s East Hall. The meeting was very productive as information was shared about RCSC Center’s and various concerns from club officers and cardholders were discussed. The next “What’s Working What’s Not” meeting will be held Wednesday, April 6, 2011 at 1pm.at Fairway Center’s Arizona Rooms 1&2.
