General Centers Projects / Information
- Solar projects, which include thermal (Water heating) and PV (Electricity producing), are still going through the plan review and plan correction process with Maricopa County Planning and Development Department. Solar contractors include Wilson Electric for the photovoltaic solar and Global Renewable Energy and Priceless Plumbing for thermal solar.
- Palm tree trimming is underway at all recreation centers and the sunbowl property. Contractor is B&C Stump. (Cost – $8,326)
Fairway Center / South Maintenance/ Quail Run/ Sunbowl
- The West facing sign for the Fairway building is now in place and functioning as designed. Contractor was Apollo Sign Company. (Cost – $4,074)
- Once materials arrive, automatic door openers will be installed on (2) doors at the Fairway Library. The two doors include the main library entrance and the unisex restroom. Contractor isAction Entrance. (Cost – $4,768)
- The RCSC continues to work with our architect and engineers to produce detailed drawings for the replacement of the South golf maintenance building. (Former building destroyed by fire) Once the detailed building plans are completed they will be submitted for permit and released for contractor bids prior to submitting the complete project to the RCSC bid commission for their final approval.
- Planning and pre-permit work is underway for the replacement of the irrigation systems and turf at the Sunbowl ballpark and park area south of the ballfield. Upcoming work will include complete replacement of the irrigation systems, re-grading of the ballpark and park area, planting new grass and installing decomposed granite material alongside the foul lines of the ballpark. Once the civil engineering, irrigation design and architectural work is completed the project will be submitted to Maricopa County Planning and Development for permit and sent out for construction bids. After bids are received the entire project will be submitted to the RCSC bid commission for final approval. Current planning/permit service providers include: CCBG Architectural, Marvin Mills Irrigation Consulting and Broderick Engineering.
- Asphalt and re-grading work was recently done around the main entrance to the Quail Run pro shop so water run-off would be diverted away from the building entrance instead of migrating into the building. This repair work was completed in preparation for new pro shop flooring scheduled to be installed later this year. Contractor was Pinnacle Paving. (Cost – $2,999)
Lakeview Center
- Both Lakeview Spas are now closed and being repaired and upgraded to meet current Maricopa County Environmental Services requirements. The work includes the replacement of the interior finish with pebble sheen, installing new water line and step edge tile, replacement of drains, replacement of the filtration system, installation of an ADA pool lift on the West spa and replacement of the pebble deck with a new tile deck surface. The project is currently about 75% completed. Contractor is Aquatic Builders. (Cost – $164,000)
- Repairs to the upper level concrete floor planks over the spa and pool equipment rooms is scheduled to be completed in June 2012. Contractors for this project include: Truesdell Corporation for the concrete plank repair work and Starling, Madison, Loftquist, Inc. for the structural inspections. (Estimated Cost – $11,226)
- The Lakeview Lanes roof is being repaired and recoated in preparation for solar panel installations. Contractor is Roofing Consultants of Arizona. (Cost – $60,800)
- The Lakeview lawn bowl greens will receive replacement light fixtures on top of the existing light poles. The new fixtures will reduce energy costs and supply better light for evening lawn bowling activities. Contractor is Wilson Electric. (Cost – $47,686)
- As soon as materials arrive, new vinyl flooring will be installed in the Lakeview social halls. The new vinyl flooring replaces the existing tile which is delaminating from the substructure and requires extensive maintenance to keep it looking good. The new floor will correct the delaminating problem and greatly reduce maintenance costs. Contractor is Puckett’s Flooring. (Cost – $38,086)
Bell Center / Bell Lanes
- Preliminary floor plan drawings are completed for the recently approved Bell Wood and Bell Metal shop expansion. The preliminary drawings were used by both clubs to design their shop space including stationary tool layouts, etc. A meeting was held on April 23, 2012 to discuss and confirm these shop layouts and detailed drawings are underway by the RCSC architect. Once completed, the drawings will be submitted to Maricopa Planning and Development for permit and also sent to construction companies for competitive bids. Once all bids are received the project will be forwarded to the RCSC bid commission for final approval.
- The Bell Lanes and Bell Social hall roofs are being repaired and recoated in preparation for solar panel installations. Contractor is Starkweather Roofing. (Cost – $244,233)
- The Bell fitness roof is being repaired and recoated in preparation for solar panel installations. Contractor is Roofing Consultants of Arizona. (Cost – $55,197)
- Planning and pre-permit work is underway for repairs to the Bell Lawn Bowling irrigation system and lawn bowl greens. Once preliminary work is completed the project will be submitted to Maricopa County Planning and Development for permit and sent out for construction bids. After bids are received the entire project will be submitted to the RCSC bid commission for approval.
- The Bell Library interior light fixtures are receiving either an upgrade or replacement. The can lighting is being converted to LED fixtures using the existing metal can outfitted with a full replacement insert. The florescent lighting is being replaced or upgraded to T-8 tubes with electronic ballasts. This lighting work is expected to eliminate the former dark areas within the library and reduce RCSC’s energy costs for this facility. The project is now approximately 80% completed. Contractor for this project is Wilson Electric. (Cost – $64,646)
Sundial Center
- A thorough inspection of the operable auditorium partition walls at Sundial was completed recently. The walls required replacement of several existing rollers and other moving parts as well as some adjustments so the walls would function properly. Contractor was Norcom Industries. (Cost – $11,349)
- Labor and Material costs are currently being compiled for new back-stage and main-stage curtains for the Sundial auditorium.
Marinette Center / WB-WC Maintenance
- Spot repairs to the pool decking at Marinette Center are currently scheduled for May 29, 2012. Contractor is Desert Rose. (Estimated Cost – $10,284)
- An automatic door opener has been installed on the entrance door from the South parking lot to the swimming pool Facility Attendant station. A second door opener was installed on the door which leads from the attendant’s station to the swimming pool area. Contractor was Action Entrances. (Cost – $4,898)
Skilled Trades Department
- The Skilled Trades department completed 192 work orders during the month of March 2012.
Grounds Maintenance
- A new Graden verticutter was purchased recently to replace the 20–30 year old verticutter that died beyond repair. The new verticutter was purchased, with an extra set of blades, from Turf Equipment Source. (Cost – $7,105)
