Assistant General Manager Report – May 2013

General Centers Projects / Information

  • Installation of the Photo Voltaic (PV-Electricity producing) systems is nearing completion. We expect all locations to be completed by early June except Lakeview Center due to unforeseen APS transformer and entrance equipment (SES) relocations. Marinette and Oakmont Centers are currently online and producing electricity.
  • The installation of signs and waste receptacles at Duffeeland Dog Park is now  completed. These new enhancements are getting very positive reviews from dog park users.

Mt. View Center/Sunbowl Ballpark & Ampetheatre

  • The permit for the Mt. View pool lighting system and mini golf pole light has been approved by Maricopa County Planning and Development Department. The Work is currently being scheduled and will soon be underway. Contractor is Accel Electric. (Cost – $40,000)
  • The Mt. View Center pickleball court expansion project has been approved. The RCSC will be replacing the existing (4) courts and adding another (3) courts in 2013. All court surfaces will be constructed using post tension concrete. As of this report, the contractors and cost for this project have not been determined.
  • The Sunbowl Ballfield project is well underway with the old infield material removed and special infield mix installed. The irrigation system is installed and leveling of      the field continues to progress. The permit for the new 20’ high outfield fence has been submitted to Maricopa County Planning and Development. The water retention/park area to the South along Claire Ave also has a new irrigation system and is being prepared for new Bermuda grass. Contractors      are Wadsworth Golf Construction Company and Western Fence. (Cost – $200,848)
  • The Sunbowl Amphitheatre project has been approved by the RCSC bid commission. Now that the fall shows are over, the contractor is beginning to demolish some of the landscaping and will begin work soon on the new irrigation system. Contractor is Wadsworth Golf Construction.   (Cost – $148,947)

Quail Run Pro Shop

  • A new flagpole light and new exterior windows have been installed on the Quail Run pro shop. Contractors      for this work were Jocoran Glass, RCSC Skilled Trades Department and Accel Electric. (Estimated Cost – $8,500)

South Golf Maintenance

  • The building permit for the new 6,000 s.f. South Golf Maintenance building has been approved by Maricopa County Planning and Development. The RCSC bid commission has approved the project and the General Contractor has been hired. Utility rough-in work is completed and forming has taken place for the new building foundation and floor. The new metal building will be more fire retardant, offer improved mechanic and maintenance areas and increase security for overnight storage of valuable golf equipment. Contractors to date include Bunger Steel, Inc, Jokake Construction and CCBG Architectural.  (Budgeted Cost – $600,000 after insurance)

Lakeview Center

  • The Lakeview waterfall  pump and motor are still in for repairs. The rebuilding of the 25 HP motor  is completed and the new pump has been ordered but has a long lead time for delivery. The new pump is not an off-the-shelf item and must be custom  manufactured. Unfortunately, selection of an “off-the shelf” pump would require a larger electrical circuit thereby requiring the RCSC to run a new electrical service to the pump location from the mini golf building. Obviously that would mean a much higher cost for this project and still a long lead time.  We have been working with the pump company and have managed to decrease the delivery time from July to      June 2013. Once the new pump arrives all equipment will be installed so the beautiful waterfall will begin flowing again. In the meantime, a portable pump is being used to fill and circulate water in the lagoons. Contractor is Phoenix Pumps, Inc. (Est. Cost – $24,700)
  • A replacement water fountain has been ordered for the 103rd Ave location on Viewpoint Lake.  Contractor is Waterworks by George. (Cost – $10,159)
  • The Lakeview mini golf restroom remodel is now completed and remodeling of the Lakeview lawnbowl restrooms is well underway. Contractors include the RCSC Skilled Trades Department and Interior Logic Flooring. (Cost $33,774)

Bell Center

  • The Bell Wood & Metal shop expansion project is nearing completion. Work in progress includes floor sealing, electrical and some plumbing. Unfortunately some unexpected electrical, plumbing and fire system repairs were discovered but the project still remains within budget. The final inspections phase will begin soon in      order to secure the Certificate of Occupancy. General Contractor is K.L.McIntyre Construction. (Cost – $540,288)  
  • Completion of the exterior painting at Bell Center will be finalized once the painter completes the painting of the stucco on the new wood/metal shop expansion. Contractor is Quality Painting. (Cost – $86,971)
  • The complete renovation of the two Lawn Bowl Greens at Bell Center is now in full swing with demolition completed and the installation of the concrete footings and concrete backboard walls well underway. Work on the drainage systems will commence soon. Contractors include: Ken McIntyre Construction, National Turf and Wood Bay Turf Technologies.  (Cost – $484,308)           

Sundial Center / Riverview Pro  

  • The sign at hole #10 at Riverview Golf Course has been designed by the new sign company and is currently being constructed. Contractor is Bootz and Duke Sign Company. (Sign Cost – $7,495)
  • The elevator at Sundial Center is currently scheduled to be upgraded. Some of the scheduled upgrades include: electrical control panel changes, new hydraulic pump, fire system upgrades, installation of sump pump and ladder in the bottom of the shaft, and dedicated mechanical equipment to maintain the elevator equipment room      temperature. This project will commence during the summer of 2013 and last for approximately (4) weeks. Contractors are Otis Elevator and Custom Cooling. (Cost – $95,781)
  • LED      lighting will be installed soon under the Sundial Bocce canopies on courts 1-8. Contractor is Accel Electric. (Cost – $7,601)
  • The Riverview Pro/Snack shop building will be receiving a new standing seam metal roof. In addition, a new standing seam metal roof is also being installed on the golf cart building. Contractor for this project is Starkweather Roofing. (Cost – $37,882)
  • Exterior painting of the Riverview Pro Shop and Golf Cart buildings will commence after the roof is replaced. The contractor for the project will be Silverado Painting. (Cost – $5,345)

Marinette Center

  • The Marinette building expansion project has received final approved by the Board of Directors. Drawings of future improvements and changes are on display at various centers, including Marinette, Bell, Sundial, Lakeview and Fairway.

Skilled Trades Department

  • The RCSC skilled Trades department completed 119 work orders during April and the first two weeks of May 2013.

In Conclusion: I miss not being in this Board meeting today but unfortunately have another commitment. As this report concludes I would like to say that management is aware that RCSC Cardholders are seeing a host of projects underway this year, and in some cases the project(s) are causing some inconvenience. While these projects may present a few inconveniences right now, I’m certain that both the long term financial savings and enhancements to the RCSC facilities will be enjoyed by current and future Cardholders and their guests for years to come.
