Assistant General Manager Report – August 2016

General Information

  • Toilets and lavatories continue to be replaced at all on-course golf restrooms. To date the RCSC plumber has completed installations at both buildings at Riverview, Lakes West and Willowcreek, one restroom building at North course and one restroom building at Lakes East. It has been determined that only eight hollow metal doors need replacement at the on-course restrooms. These doors are on order and will be installed soon after their arrival. The door installations will be completed by D.H. Pace. (Approximate Cost – $23,000)

Oakmont Center

  • The Oakmont auditorium renovation project is now underway. This project includes removal of the auditorium stage, construction of a short section of wall and the installation of a new ceiling with dimmable LED light fixtures. Contractors for this project included Ace Acoustics and Kowalski Electric. (Cost – $34,505)

Grand Avenue Property

  • The newly acquired Grand Avenue property recently received a landscaping clean up, trash removal, two backflow preventer rebuilds and a replacement of a third backflow preventer. In addition, a large leak in a pressurized two-inch irrigation pipe was located and repaired. Contractors completing this work included Property Preservation Services and Sunland Plumbing. (Cost – $7,890)

Lakeview Center / Duffeeland Dog Park

  • Two new shade canopies at Duffeeland Dog Park are now installed. Contractor was USA Shade. (Cost – $15,097)
  • The remodeling of the east Lakeview Lanes and the upstairs restrooms at Lakeview Center will be postponed until 2017 since restroom proposals are coming in at a much higher cost than budgeted.
  • A new floating dock has been ordered for Viewpoint Lake. The new dock will accommodate RCSC’s existing boats with a couple of additional spaces for other lake boats and future growth. The new dock is now expected to be installed in October-November 2016. Contractor is Floatation Systems. (Cost – $62,996)

Bell Center

  • Renovation of the clubs restrooms is progressing nicely with porcelain tile installation about to commence. Cardholders and guests are encouraged to use the restrooms inside Bell Lanes, the Social Halls or the portable toilet located directly across from the Visitor Center entrance. Contractor is DFG Builders. (Cost – $94,892)
  • The canvas covers were replaced on the two awnings over the entrances to the Bell outdoor shower rooms. Contractor was Phoenix Tent and Awning – (Cost – $1,982)
  • Renovation of the two main Bell Library restrooms will commence August 29, 2016. Contractor is Ken McIntyre Construction. (Cost – $100,000)
  • The remodeling of the west Bell Lanes restrooms will be postponed until 2017 since restroom proposals are coming in at a much higher cost than budgeted.

Sundial Center

  • The Sundial pool, fitness, spas and men’s shower room project is winding down. This project included resurfacing of the epoxy pool deck, installation of two new horizontal sand filters and 15hp pump on the large swimming pool, stucco repairs and re-painting in the pool area, toilet repairs, carpet cleaning of the fitness room and facility attendant station, installation of quartz counter tops at the welcome desk, light fixture repairs, installation of a wood focal wall with lettering, revisions to the welcome desk check-in computers, repairs of some fitness equipment, installation of electrical circuits and fans over the second row of cardio equipment and a huge clean-up of the entire facility.
  • The pools, fitness center and spas will re-open on September 5, 2016 but the men’s showers, located in the men’s locker room, will remain closed for a few more weeks. Contractors for this project included: Hardscape Resurfacing, Inc., DFG Builders, Aquatic Builders, Accel Electric, J&J’s Carpet Cleaning, Lee’s Counter Tops, RCSC Information Technology Department and the Skilled Trades Electrician, Cabinetmakers, Painter, Plumber, Fitness Mechanic and Pool Mechanic. And finally, a huge thank you to the Sundial Utility team for all the clean-up work they performed over the duration of this project. (Cost – $99,800)

Marinette Center

  • The remodel of the auditorium, social hall ceiling, main restrooms, kitchen and installation of two new swimming pool restrooms is underway. To date, demolition is completed and the electrical and plumbing rough-in work underway. Contractors are DVP Professional Builders, Accel Electric and Custom Cooling. (Cost – $259,015) 

Skilled Trades Department

  • The RCSC Skilled Trades Department completed 319 work orders during the last two weeks of July 2016 and the first two weeks of August 2016.

Centers Operations

  • Two water brooms have recently been purchased for Bell Tennis to be used for cleaning the courts. These are more efficient than the two older ones we are replacing and are better ergonomically built for this type of work.
  • The RCSC has purchased five additional Harmsco Better-filter Portable Pool Vacuum units so all seven recreation centers will have one for their pool(s) and spas. The portable filters were purchased because the Virginia Graeme Baker Pool and Spa Safety Act, which went into effect December 2008, no longer allows the use of vacuum ports in the side of swimming pools or spas. These portable filters also clear up challenging water problems without wasting water, heat and chemicals. The units can be moved around quickly and easily, which increases efficiency during normal maintenance. We had two of these units available when the last big Haboob hit Sun City a couple of years ago, shutting down a number of our pools. Without these two units our pools would have been out of service much longer. Now, all seven recreation centers will be using these vacuums on a regular basis.
  • With recent news of cryptosporidium outbreaks at various pools in the Phoenix valley, it is reassuring that the RCSC continues to enjoy nine healthy swimming pools and ten clean spas. The RCSC believes this is due to our healthy swimming program which requires more frequent pool water chemistry checks, cardholders observing Maricopa County Environmental Services and RCSC rules and carefully maintained Ultra Violet light equipment on RCSC’s nineteen bodies of water.
