Assistant General Manager Report – November 2016

General Information

  • Toilets and lavatories continue to be replaced at all on-course golf restrooms. Remaining locations for toilets and lavatories are as follows: four at Lakes East and four at Willowbrook. The RCSC plumber is committed to completing these locations in November 2016. Roofing Contractor was DFG Builders (Cost $24,104). Painting was done by Exquisite Painting and Lavatories and toilets completed by the RCSC Skilled Trades plumber (Cost – $24,857). The four doors (two at Lakes West and two at Quail Run) are still on order with D.H. Pace and will be installed as soon as they arrive from the manufacturer (Cost – $3,961).

 

 Lakeview Center

  • A new floating dock on Viewpoint Lake will be installed the week of November 14, 2016 and is expected to reopen the following week. The new dock will now accommodate RCSC’s existing boats and has additional spaces for other lake boats and future growth. Contractor is Floatation Systems and the RCSC Skilled Trades team (Cost – $62,996).
  • The security fencing at Lakeview Hillside Park is now put in place. Final painting and hardware installation will complete the project on or before November 30, 2016. Contractor is Save-On Fence (Cost – $21,800).

 

Bell Center

  • Renovation of the two main Bell Library restrooms is now completed. The restrooms were re-opened Monday November 14, 2016. Contractor was Ken McIntyre Construction (Cost – $100,000).
  • The Bell Visitor Center will be relocated into a temporary location, directly east of their current location, provided the temporary building permit receives final approval. Remodeling of the current visitors center will commence immediately afterwards and will include an automatic entrance door, interior wall reconfiguration, LED lighting, ceilings, windows, doors, flooring, furniture, literature displays and a new fire alarm panel and sprinkler heads. Contractor is Ken McIntyre Construction (Cost – $132,152).
  • The RCSC Skilled Trades department corrected a safety issue at the Bell Ceramics Club by re-anchoring with screws, all the shelf standards previously stapled in place. In addition, the RCSC cabinetmakers replaced 109 shelves in these cabinets which deteriorated tremendously since their installation many years ago.

 

Marinette Center

  • The remodel of the auditorium, social hall ceiling, main restrooms, kitchen and installation of two new swimming pool restrooms at Marinette Center is now completed except for a few small contractor follow-up items. The auditorium and main restrooms were re-opened on November 7, 2016 and the two new pool restrooms opened on November 15, 2016. Please note that the project cost increased $16,572 due to required floor grinding and leveling in the auditorium, mirrors and track, as well as additional wall tile for the restrooms. Contractors were DVP Professional Builders, Accel Electric and Custom Cooling (Cost – $275,532).
  • Plans are underway to pulverize, repave and restripe the West parking lot at Marinette Center. This work will commence November 16, 2016 and is expected to be completed November 23, 2016. Contractor is Regional Paving (Cost – $148,600).
  • Plans are also underway to Seal Coat and restripe the South parking lot at Marinette. This work will occur immediately following the repaving of the West parking lot. Contractor is Regional Paving (Cost – $4,575).

 

Lakes East/West

  • The concrete entrance from the street to the parking lot at the East end of Talisman Hall was replaced and re-opened November 7, 2016. Contractor was Ken McIntyre Construction (Cost – $7,739).

 

Willowcreek/Willowbrook Maintenance

  • The WB/WC maintenance building has now been demolished and the site excavated in preparation for the new steel Golf and Skilled Trades maintenance building. Work is currently underway to install footings for the new building and block security walls. In addition, preparations will commence soon for the building’s slab floor, including all utility rough-in components and vapor barrier. Contractors are Doege Construction (Formally DVP Professional Builders), CCBG Architectural and Bunger Steel (PIF Cost – $1,881,825).

 

Skilled Trades Department

  • The RCSC Skilled Trades Department completed 210 work orders during the last two weeks of October and the first two weeks of November 2016. The new electronic work order software is now being used by all Skilled Trades, Grounds and Audio/Video personnel. The software has significantly reduced work order administration time.

 

Centers Operations

  • Congratulations to the following Facility Attendants: Gina Mullings at Bell Center, Ethel Smeaton at Sundial Center, Karla McKay at Mountain View Center and Sue Finley at Marinette Center for their recent 5-year anniversaries with the RCSC. All make positive contributions to the successful operation of their respective centers.
  • Recognition is in order for the utility staff at Oakmont, Marinette, and Bell where remodeling work has recently been completed. The employees at these respective centers were instrumental in cleaning and preparing these areas for cardholder use.
  • New American and Arizona flags were recently purchased for the flag poles on 107th and Grand Avenues, between Fry’s and Starbucks. The RCSC flag is currently being fabricated and will be installed soon. The RCSC will assume the responsibility of adjusting, monitoring and replacing these flags.
