Assistant General Manager Report – July 2015

Lakeview Center / Viewpoint Lake / Duffeeland

• Duffeeland Dog Park renovations are progressing very well with the block walls, irrigation system and slabs and walkways completed. In addition, ten trees have been planted and decomposed granite spread over all inside areas of the park. Remaining work includes finishing the steel fencing atop the walls, construction and installation of the gates, cleaning up the parking lot and repairing the potholes at both park entrances. Contractors are Wadsworth Construction, Double R Masonry, B&C Tree and Sav-on-Fence. (Cost – $136,213)

• Replacement of the deteriorated vinyl siding on the second level at Lakeview Center is about 70% completed and is expected to be fully completed by the first week of August. Contractor is AAA Siding. (Cost – $16,700)

• The lake wall repairs around Viewpoint Lake are nearing completion. After a boat trip around the perimeter of the lake on July 21 all the recent repairs to the lake wall look good except one by the 103rd Ave overflow. This repair will be cleaned up when the contractor returns to do the remaining five repairs. Contractor is Waterworks by George. (Estimated Cost – $10,000)

Sundial Center / Lakes E/W

• Installation of the new Verizon cell tower and equipment building at Sundial Center is completed, except for the masonry walls around the equipment building. These walls have been delayed as the block to be used must match the center and the block had to be special ordered. As soon as this block arrives, the construction of the wall will commence.

• The 10 remodeled women’s shower rooms were completed and reopened for cardholder use on July 8, 2015. Contractor was Robert Porter Construction. (Cost – $171,175)

• The two assisted shower rooms at Sundial also required remodeling due to water damage and are expected to re-open in early August 2015. Contractor is Robert Porter Construction. (Cost – $49,074)

• Preparations are underway to install two unisex ADA restrooms in the lobby area of Sundial Auditorium. The two new restrooms will be located in former storage areas on the West and East side of the lobby. Contractor is DFG Builders. (Cost – $49,848)

• The Lakes E/W golf parking lot has now been totally re-paved and re-striped. Thank You, golfers, for your patience during this project. Contractor was Regional Paving. (Cost – $185,700)

Bell Center

• Renovations of the indoor and outdoor spas and walking pool at Bell Center were completed in early July and reopened for cardholder use. I would like to thank the cardholders for their support and patience while these renovations took place.

North Pro Shop

• New underlayment has been installed and the clay roof tile reinstalled on the North Pro/Snack shop. The deteriorated roof felt underlayment was discovered when the new patio roof was installed in 2014. Contractor was Reliable Roofing. (Cost – $38,000)

Fairway Center

• Contractor bid proposals have been received and bid commission approval obtained for the installation of artificial grass and construction of a shade structure at the Best Friends Dog Club training facility. As soon as the engineering is completed for the shade structure, the architect will submit this project to Maricopa County Planning and Development Department for the building permit. Contractors include Arizona Bag and Shade, Sun Burst Landscaping, and CCBG Architectural. (Cost – $80,909)

Mt. View Center

• Mt. View swimming pool renovation work was completed and the pool reopened for cardholder use on Friday July 17, 2015. Contractor was CDC Pools. (Cost – $102,090)

Riverview Pro Shop Building

• The Riverview pro shop patio and building renovation project continues to progress with the framing of the patio ceiling completed, insulation installed and weather resistant gypsum board installed. The interior portions of the building have been painted, the ceiling grid completed, light fixtures set into the grid, HVAC ducting and diffusers installed, fire sprinklers set in place and all building inspections passed to date. Upcoming work will include finishing of the patio ceilings, installation of exterior lights, flooring work, placement of ceiling tiles in the new grid, installation of a new service counter in the pro shop, epoxy coating of the patio slabs, reinstallation of offices, installation of interior and exterior furniture, display cases, parking lot seal coating and re-striping, deep cleaning of the entire facility and other miscellaneous items. Contractors include Ken McIntyre Construction, Accel Electric, Regional Paving and CCBG Architectural. (Cost – $524,236)

Skilled Trades Department

• The RCSC Skilled Trades Department completed 189 work orders during the last two weeks of June and the first two weeks of July. In addition, the Skilled Trades Department cleaned up their shop area and managed to recycle scrap pool and plumbing equipment. The money raised for this scrap metal will be donated to the Sun City Fire Department as they are the RCSC Management Team’s 2015 Holiday Celebration recipient. Kudos to the Skilled Trades Department for this endeavor!

Centers Operations Report

• Summer floor maintenance in club rooms, social halls and auditoriums is in full swing. This maintenance consists of stripping and waxing vinyl composition tile as needed. Since this work takes days to complete and is very labor intensive, summer proves to be the best time for this work as many clubs are closed or have reduced hours.

• Pools and spas are now open at all centers. With the re-opening of Mt. View pool, the Children’s Pool Hours will return to the regularly scheduled hours as follows: Mt. View: 10am to 1pm, Marinette: 1pm to 4pm, and Lakeview: 4pm to Closing. Don’t forget to ask the Attendant on duty for some pool toys to enhance the children’s swimming experience!
