Assistant General Manager Report – September 2015

Lakeview Center / Lakeview Lanes / Viewpoint Lake

  • The lake wall repairs around Viewpoint Lake are nearing completion, however, another large crack was found. We have limited response to our requests from our previous contractor so I am working with another contractor and a lake wall repair materials manufacturer to move this project to completion at least for now, as I expect more cracks in the future.  (Estimated Cost to Date – $10,000)
  • The cardholder services and clubs offices renovation is progressing nicely with all demolition completed; walls framed and rough-in electrical, mechanical and data currently underway. Renovation work includes complete interior demolition, new framed interior walls, ceilings, LED lighting, flooring, automatic entry doors and furniture. Contractor is Ken McIntyre Construction, Accel Electric, CCBG Architectural, D.H. Pace and Resource Flooring. (Cost – $171,206)
  • Remodel work at Lakeview Lanes is progressing well with the new bowlers’ area flooring installed and carpet trim-outs underway. The new ball racks and counters are ordered and expected sometime late this month. New handrails for the steps and ramps to the bowlers’ area are ordered and being fabricated. Contractors include DFG Builders, Resource Flooring and the RCSC Skilled Trades Team. (Cost – $55,248)

Sundial Center

  • The new Verizon cell tower and equipment building project is now completed except for some landscaping clean-up work.
  • The two new unisex ADA restrooms in the lobby area of Sundial auditorium are completed and were opened to cardholder use on September 3. I personally have had several positive comments regarding these new restrooms. Contractor was DFG Builders. (Cost – $49,848)
  • The Sundial pools and spas were closed on September 7 so new LED overhead lighting could be installed. During this time the skilled trades and Sundial utility team thoroughly cleaned the pool area from top to bottom, replaced one spa heater and scrubbed the pool decking. A pool finish contractor acid washed and repaired the interiors of both spas. The shutdown was expected to last approximately 14-18 days but the facility was re-opened to cardholders in 12 days (Friday September 18).Contractors were Harmon Electric, Prado Pool and the RCSC Skilled Trades / Utility Worker teams. (Cost – $52,500)

Bell Center / Bell Lanes

  • Remodel work at Bell Lanes is progressing well with the new bowlers’ area flooring installed and carpet trim out underway. The new ball racks and counters are ordered and expected sometime late this month. New handrails for the steps and ramps to the bowlers’ area are ordered and being fabricated. Contractors include DFG Builders, Resource Flooring and the RCSC Skilled Trades Team. (Cost – $47,812)

Fairway Center

  • The Best Friends Dog Club shade canopy and artificial turf project is beginning to pickup speed with the shade canopy now being fabricated and the artificial turf on order. Contractors include Arizona Bag and Shade, Sun Burst Landscaping, and CCBG Architectural. (Cost – $80,909)

Mt. View Center

  • Ninety-six thermal solar panels at Mt. View Center are scheduled for replacement. The project also includes the replacement of some 4” piping and upgrades to the electronic controller. The project is expected to commence in early October and be completed in approximately 2 weeks. Contractor is General Solar. (Cost – $37,614)
    Riverview Pro Shop Building
  • The Riverview pro shop, patio and building renovation project has been submitted for final building inspection by Maricopa County Planning and Development Department. Once the project is officially completed there will be some cleaning and re-organizing to do prior to the facility opening when the Riverview course re-opens. Contractors include Ken McIntyre Construction, Accel Electric, Regional Paving and CCBG Architectural. (Cost – $524,236)
    Skilled Trades Department
  • The RCSC Skilled Trades department completed 154 work orders during the last two weeks of August 2015 and the first two weeks of September 2015.

Centers Operations Report

  • Barry Masloff had an opportunity to attend the NRPA (National Recreation and Parks Association) conference in Las Vegas last week. He thoroughly enjoyed the great training sessions which included topics such as customer service and Americans with Disability Act (ADA) just to name a few. Between conferences, Barry was able to meet with the Director of Hotel Operations (James Healey) at the famous New York, New York hotel to tour their facilities and discuss janitorial and staffing procedures. The RCSC Building and Infrastructure department is hoping this will help us improve staff utilization and further enhance the cleaning/sanitizing of our wonderful recreational facilities.
