Annual Fees
Sun City AZ boasts the most amenities for the lowest annual fee of any other active adult community in the United States. The Facilities Agreement, executed by each Deeded Real Estate Owner in Sun City AZ, obligates Owners to pay annual property assessments to the Recreation Centers of Sun City, Inc. (RCSC) whether or not Owners occupy the Sun City AZ or use RCSC facilities. These facilities include seven recreation centers, eight golf courses, two bowling centers, and outdoor amphitheater, a 33-acre man-made lake and Duffeeland Dog Park. Privileges allowing usage of these recreation facilities may be available to a non-Owner for a fee.
So Much to Do for One Low Fee
As of January 1, 2024, RCSC annual property assessments are $575.00* per property per year, which provides up to two qualified deeded owners per household with cards which allow them to use all RCSC facilities, with additional fees for golf and bowling at reduced Cardholder rates. Non-Owners who reside in Sun City AZ may purchase a facilities privilege card for $287.50* per person per year or $75.00* per month per person, which provides use of all RCSC facilities with additional fees for golf and bowling at reduced Cardholder rates. Based on the type of housing selected, there may be additional annual fees for each individual homeowners association. However, the only annual fee required by all property owners in Sun City AZ payable to RCSC is the annual property assessment as defined above.
