Assistant General Manager Report – August 2009

Fairway Center & North/ South/Quail Run Pro Shops

Fairway Phase 1 construction continues to progress according to schedule and many things have been accomplished since my last management report to you. As of today the interior of the building is now painted, doors and windows installed and the wood shop dust collection system, ceilings and interior lighting are all nearing completion. At the time of this report interior flooring, exterior hardscape and parking lot work is under way.

An ancient 5-ton HVAC unit on the Quail Run pro shop finally gave up the ghost and was replaced. Contractor was Alliance Mechanical. (Cost – $4,500)

Mountain View Center and Sunbowl Amphitheater

The Sewerage Lift Station pump at Mountain View Center had to be replaced along with valves and piping. Contractor was Watermasters. (Cost – $11,392)

Due to higher than expected costs for replacement of the Bell chiller, the Mountain View pool restroom remodel project has been put on hold for 2009. The Mountain View pool restroom work will be requested again in the 2010 budget.

Lakeview / Lakeview Lanes / Viewpoint Lake

The Lakeview wheelchair lift is nearing completion with essentially just the state and county inspections left to complete. It is nice to see this project nearing completion since the project was delayed due to the Maricopa Planning and Development (permit) process and the equipment manufacturer’s production delays caused by their economic decision to merge two manufacturing plants into one. The contractor for this project is Thyssen-Krupp Access. (Estimated final cost for this project is Thyssen Krupp Access $25,875, Architectural $1,200 and Maricopa County permit – $884)

The Lakeview mini-golf carpeting project is scheduled to begin in September 2009. The carpet installation delays are due to the adhesive manufacturer’s recommendation to not use their adhesive in hot weather. Contractor is Baker Carpet. (Cost – $22,812.28.)

Bell Center / Bell Lanes

Preparations are under way to replace the Bell chiller and several air handlers, which service Bell Lanes, Bell Library and some Bell club rooms. The work is planned to commence November 2 and be completed in four to five weeks. After three bids were received, Bel-Aire Mechanical was selected as contractor for this project. Bel-Aire mechanical is a well-qualified and reputable contractor who has extensive chiller installation experience in large corporate and high rise building applications. (Cost for this project including permit, engineering and architectural fees is $1,110,621)

The Bell mini-golf carpeting project is scheduled to begin in September 2009. The carpet installation delays are due to the adhesive manufacturer’s recommendation to not use their adhesive in hot weather. Contractor is Baker Carpet. (Cost – $32,494.30.)

The re-roofing of Bell table tennis, metal shop and carpenter shop is now completed. Contractor was Trades Unlimited. (Cost – $60,948)

Preparations are under way to install a new dust collection system in the Bell Woodworking shop. The new system has been engineered and will soon be submitted to Maricopa County Planning and Development department for permit, and then sent out for competitive bids, once the architect has completed the site and floorplan drawings. When all contractor bids have been received, the project will be submitted to the RCSC Board of Directors’ bid commission for final approval. (Cost to date $11,500 for architectural work)

Marinette/Willowcreek/Willowbrook

Minor Kool decking repairs were made on the Marinette pool deck. Contractor was Armor Deck. (Cost – $3,938)

Skilled Trades Department

The Skilled Trades department completed 113 work orders during the month of July. In addition, the Skilled Trades carpenters have been building cabinets contracted to them by some Fairway chartered clubs.
