Assistant General Manager Report – April 2013

General Centers Projects / Information
• Installation of the Photo Voltaic (PV-Electricity producing) systems is well underway. All RCSC Center locations now have carport and solar panel construction either in progress or nearly completed. Marinette Center solar is now producing electricity.
• Duffeeland Dog Park recently was inspected by Maricopa County officials in response to a complaint from an area resident. County officials confirmed that the park is clean and well maintained.
• Budgeted fitness equipment has now been ordered. The new equipment includes a new Cybex rotation machine for Bell Center which is already installed, new hammer strength back extension machines for Bell and Fairway Centers, several treadmills and some other miscellaneous equipment. Most of the new equipment is for replacement of worn out cardio units at various locations. (Cost – $64,974)

Mt. View Center/Sun Bowl Ballpark
• The Mt. View pool lighting system is now submitted for permit with Maricopa County Planning and Development and equipment has been ordered. The project includes induction type lighting around the swimming pool and two pole lights in the mini golf area. Contractor is Accel Electric. (Cost – $40,000)
• The Mt. View pickleball court lighting project has been put on hold while a cardholder requested court expansion study is conducted.
• The Sun Bowl Ballfield project is well underway with the old infield material removed and special infield mix installed. Trenching is now underway for the new irrigation system and grading of the outfield has begun. While the ballfield is being renovated, the retention / park area to the South of the field will also receive a new irrigation system, re-grading/leveling and new Bermuda grass. In addition, a new 20’ high outfield fence will be installed. Contractors are Wadsworth Golf Construction Company and Western Fence. (Cost – $200,848)
• The Sunbowl Amphitheater project has been approved by the RCSC bid commission. Once all the fall shows are over, the work of smoothing the terraced areas and installing a new irrigation system will commence. Contractor is Wadsworth Golf Construction. (Cost – $148,947)

Quail Run Pro Shop
• New windows around the Quail Run pro shop have been ordered and will be installed soon. A light for the flagpole will also be installed at that time. Contractors for this work will be Jocoran Glass, RCSC Skilled Trades Department and Accel Electric. (Estimated Cost – $8,500)

South Golf Maintenance
• The building permit for the new 6,000 s.f. South Golf Maintenance building has been received and the steel building has been released for fabrication. The RCSC bid commission has approved the project and the general contractor has been hired. Work on this facility will commence in early May 2013. Contractors to date include Bunger Steel, Inc, Jokake Construction and CCBG Architectural. (Est. Building Cost $632,645)

Fairway Center
• A short section of steel fencing and a gate was installed along the North end of the Fairway patio. The fencing was needed to discourage people from walking across the golf course and from tracking grass and mud into the Fairway Center lobby. Contractor was Sav-On-Fence.
(Cost – $3,250)

Lakeview Center
• The Lakeview waterfall pump and motor are still in for repairs. The rebuilding of the 25 HP motor is completed and the new pump has been ordered but has a long lead time for delivery. Once the new pump arrives all equipment will be installed ASAP so the beautiful waterfall will be flowing again. In the meantime a portable pump is being used to fill and circulate water in the lagoons. Contractor is Phoenix Pumps, Inc. (Est. Cost – $23,000)
• The mechanical equipment (HVAC) which serves the Lakeview Women’s Social Club failed and was replaced. Contractor was Rainforest Plumbing & Air. (Cost – $5,941)
• A replacement water fountain has been ordered for the 103rd Ave location on Viewpoint Lake. Contractor is Waterworks By George. (Cost – $10,159)

Bell Center
• The Bell Wood & Metal shop expansion project continues to progress with roof work, mechanical work and framing well underway. This project is currently about 50% completed. Contractor is K.L.McIntyre Construction. (Cost – $435,561)
• Exterior painting of Bell Center is nearly completed. RCSC inspections of the painting project will occur the week of April 22, 2013. Once all touch up work is completed the project will close. Contractor is Quality Painting. (Cost – $86,971)
• The complete renovations of the two Lawn Bowl Greens at Bell Center is now in full swing with demolition completed and work on the drainage system and concrete backboards bulkheads in progress. Contractors include: Ken McIntyre Construction, National Turf and Wood Bay Turf Technologies. (Cost to Date – $484,308)

Sundial Center/Riverview Pro Shop
• Two replacement signs for the Riverview golf course are scheduled to be installed. One sign has already been installed on the pro shop building. Unfortunately, after several attempts were made to contact Apollo signs we have heard nothing back from the owner. The replacement sign for the #10 tee box at Riverview is now being assigned to another sign company for completion. Contractor was Apollo Signs. (Cost for both signs – $13,898)
• The elevator at Sundial Center is currently scheduled to be upgraded. Some of the scheduled upgrades include: electrical control panel changes, new hydraulic pump, fire system upgrades, installation of sump pump and ladder in the bottom of the shaft, and dedicated mechanical equipment to maintain the elevator equipment room temperature. This project will commence during the summer of 2013 and last for approximately (4) weeks. Contractor is Otis Elevator. (Cost – $95,781)
• The Riverview Pro/Snack shop building will be receiving a new standing seam metal roof. The roof replacement is needed to replace the existing worn out and broken tile roof. The contractor for this project is Starkweather Roofing. (Cost – $29,882)
• Exterior painting of the Riverview Pro Shop and Cart Barn buildings will commence after the roof is replaced. The contractor for the project will be Silverado Painting. (Cost – $5,345)

Marinette Center
• The Marinette building expansion project has received final approval by the Board of Directors. Drawings of future improvements and changes are currently being prepared by our architect and will be posted at several locations, including Marinette very soon.

Skilled Trades Department
• The RCSC skilled Trades department completed 135 work orders during March and the first two weeks of April 2013.
