General Centers Projects and Information
• The electronic sign project continues to progress with all signs now installed. Both Mt. View signs and the Sun Bowl sign are now on-line. Boring work for electrical to signs at Oakmont, Lakeview, Bell and Marinette is underway. The entire project is expected to be completed by late February 2015. Contractors are Bootz and Duke Signs and Accel Electric. (PIF Cost – $850,775)
Viewpoint Lake / Duffeeland
• Approximately 500 pounds of Rainbow Trout were released into Viewpoint Lake on December 22, 2014. Many happy anglers have stopped me just to share their wonderful trout fishing experience. Eric Swanson, RCSC Viewpoint Lake consultant, is currently rounding up volunteers to hang the “Fingerling Fortress” habitat from homeowner docks. In the meantime, Eric is looking into how the pea gravel spawning beds will be installed since the RCSC row boats will not handle the weight of the gravel. (Dates for this work will be set up once equipment is obtained.) The Thread Fin shad (forage fish) are still delayed but Eric thinks we will get an order of Shad in a couple of months.
• A meeting was held on January 20, 2015 to discuss Duffeeland dog park improvements with officers of the recently chartered Dog Park Club. This meeting was very constructive and resulted in an agreement of RCSC proposed improvements with some minor additions and variations. An early May 2015 construction shutdown of the dog park was agreeable to all club officers.
Bell Center
• Concrete on nine of the ten tennis courts is now poured and under the 30 day cure clock prior to the epoxy coating application. The 10th court to the South will be the last concrete court poured as the contractor continues to work his way out of the construction area. The first 20’ colored walkway, between the North courts, is poured and the South 20’ colored concrete walk is being formed for concrete. Mini golf hole #4 will be re-carpeted as soon as the carpet material arrives from the mill. The tennis project includes demolition of the current (8) tennis courts and the installation of (10) new tennis courts. The new updated complex will also include a shaded gathering area, courtside canopies, water and electric to each court, tables and benches for spectators and planters in the common areas. Contractors include Lloyd Sports Engineering as architect and project manager and Sunland Sports as the building contractor. (PIF Cost – $1,778,074)
• A new Darts area will be constructed soon just outside the billiards room at Bell lanes. The new designated area will host five new Arachnid Galaxy III dart machines. The machines use plastic tipped darts which will be available to cardholders at the bowling desk. Cardholders may also use their own plastic tipped darts but no metal tipped darts will be allowed in this game area. (Cost – $35,000)
Marinette Center
• Concrete is completely poured for the track, single ply roofing is being applied on the pavilion, pavilion fencing is being installed, the spa steel fence is installed, concrete walks are being formed and poured, fitness carpet is being installed, ladder to the roof of pavilion is installed, lobby furniture is ordered, mansard roofs on existing buildings will be re-tiled the week of February 9 and cardio / strength equipment to be set in fitness center January 27, 2015. One problem we are having is getting APS to set the new electrical transformer. Another concern is getting the concrete slabs, which are shaded by the pavilion, above 55 degrees on a day to day basis so the colored concrete coating can be applied. The Marinette Center expansion and renovation project includes a 4,000 s.f. fitness center, rubberized outdoor walking track, a total of 20 Pickleball courts, an outdoor spa, a thermal solar system for pool water pre-heating, tankless water heaters for the showers, new doors and windows and exterior stucco of all remaining buildings. Contractors include: CCBG Architectural, Robert Porter Construction and Aquatic Builders. (PIF Cost – $4,709,422)
Fairway Center
• Since I have had several cardholders request a small ramp in the fire lane just west of the bike racks I have cleared this with the Sun City Fire marshal and approved this installation. Construction of the new ramp will commence soon. Contractor is Ken McIntyre Construction. (Cost -$3,048)
Mt View Center
• Due to safety concerns, the concrete entry and a portion of the sidewalks leading into the breezeway and Facility Attendants station has been demolished and is currently being replaced with new walkways. Contractor is Ken McIntyre Construction. (Cost – $13,505)
Riverview Pro Shop Building
• While the Riverview golf course is shutdown for renovations, the pro shop / snack shop building will also see renovations of its own. Improvements include new covered patios off the East and South sides of the existing building, a fire sprinkler system, parapet wall, roofing work and some interior renovations. Contractors include Ken McIntyre Construction, Accel Electric and CCBG Architectural. (Cost – $524,236)
Willowcreek / Willowbrook Pro Shop Building
• The four outside entrance areas leading into the pro shop and snack shop are in need of some new flooring material. After looking for a suitable exterior product, I believe the RCSC has finally located one. The installation of this material will commence as soon as we receive the product from the manufacturer. Contractor is Baker Brother Carpeting. (Cost – $3,207)
Skilled Trades Department
• The RCSC Skilled Trades department completed 177 work orders during the last two weeks of December 2014 and the first two weeks of January 2015. In 2014 the RCSC skilled Trades department completed a total of 1595 work orders plus routine maintenance and repair work by the fitness technician and pool mechanic, which was not a part of the work order system. Congratulations Skilled Trades for a very productive 2014!
Centers Operations
• Due to frequent relocations of chairs for large Sundial events the RCSC has purchased an additional 206 chairs for Sundial auditorium.
