Assistant General Manager Report – February 2012

General Centers Information

  • The RCSC recently approved the installation of 2.2 MW of photovoltaic solar to be installed at all seven (7) recreation centers and some golf maintenance facilities. The RCSC also approved the installation of “thermal solar” systems at Bell and Oakmont centers which will assist with heating swimming pools. For more information about these solar projects please see the February 6th and February 17th RCSC press releases. At the present time, management is working with our contractors to complete the structural and electrical engineering studies for these installations. Contractors are Wilson Electric for the photovoltaic solar and Global Renewable Energy and Priceless Plumbing for the thermal solar.
  • Re-work of the decorative rock areas around Bell and Sundial Centers began February 20, 2012. The work will include raking & cleaning the existing areas, repairing irrigation lines to plants, trees and shrubs and installing additional decorative rock to the planter areas. Contractor for this project is National Turf. (Estimated Cost – $85,500)

Fairway Center / South Maintenance

  • On January 27, 2012 the Fairway phase II project received its Final Certificates of Occupancy from Maricopa County Building and Planning Department. Other than a few minor items and the installation of the west facing sign (under separate permit) this project is completed. Budgeted/Approved Cost (Total Project) – $18,026,212. Final Estimated Cost (Total Project) – $16,627,543.
  • The West facing sign on the Fairway building became a victim of a new sign regulation which requires some specific signs, more than 18’ off the ground, to receive an approved variance by the Maricopa County Board of Adjustment prior to application for a building permit. On February 9, 2012 the Board of Adjustment approved our sign variance request. We are now working with the Maricopa County Building and Planning Department to secure the building permit for this sign. Contractor is Apollo Sign. (Estimated Cost: $9,000)
  • Removal of all debris from the South golf maintenance building, destroyed by fire on Saturday, November 26, 2011, occurred the week of January 30, 2012. The RCSC is currently working with an architect to produce site and floor plans for the new building. Once these plans are approved by the RCSC they will be finalized and used to obtain a building permit and construction bids.

Lakeview Center

  • Both Lakeview Spas will be closed for renovations on March 5, 2012. The work will include replacing the existing fiberglass interiors with new pebble sheen finish, installing new water line and step edge tile, replacement of drains, repair of the plumbing and electrical systems, replacement of the filtration systems, removal of pebble decking material and application of a new epoxy deck surface and the installation of an ADA pool lift on the West spa. Contractor is Aquatic Builders. (Cost – $106,174)

Sundial Center

  • On February 21, 2012 the SD Bocce Ball carpet was replaced on courts 9, 10 and 11. Contractor was Puckett’s Flooring. (Cost – $9,000)

Bell Center / Bell Lanes

  • A 36-inch cross over duct and associated motorized damper & controls was added this week to the supply air duct system at Bell Lanes. This upgrade is needed to bridge the two main supply ducts so the two large air handlers can assist one another to more efficiently satisfy the cooling needs within Bell Lanes. Contractor is Johnson Controls. (Cost – $14,427)
  • Preliminary floor plan drawings are underway for the recently approved Bell Wood and Bell Metal shop expansion. Once these drawings are received they will be reviewed by the RCSC and shared with the two clubs for final comments and suggestions.
  • The canopy which covers the Bell walking pool equipment and chemical tanks is being extended a few feet and some minor repairs are being made to the existing canopy decking. Contractor is Ken McIntyre Construction. (Cost – $8,000)

Marinette Center

  • Cell tower replacement work is nearing completion by Crown Castle (tower owner). Cardholders visiting Marinette Center will now see a mono-pine (pine tree) cell tower instead of the former mono-pole cell tower. Crown Castle is paying all costs associated with this project.

Skilled Trades Department

  • The Skilled Trades department completed 167 work orders during the month of January 2012. (Total work orders completed does not include other non-work order tasks.)

Clubs and Activities Department

  • Allen Kleinhans, the RCSC audio / video technician reported that he has completed the installation of several “output” components on the Mt View auditorium sound system including speakers, amplifier, signal processor and much of the wiring. On February 20, 2012 I received an email from the President of the Player’s Club stating that last weekend was the 1st performances of their Winter play—“Two By Two”. He went on to say, “WOW!! What a difference the new speakers and wiring made!! Personally, I could hear all the dialog and singing for the 1st time and I received many, many compliments!”

Grounds / Irrigation Department

  • The RCSC Grounds & Irrigation Department continued to mow, water and clean around all RCSC lawn bowl greens and the Sun Bowl property. They also repaired irrigation lines at various RCSC locations, planted 2 more pine trees on the Lakeview hillside park and one pigmy palm tree at the Oakmont pool area.
