Assistant General Manager Report – April 2016

General Information

  • Roof repairs on RCSC on-course restrooms will commence May 5, 2016. Door, toilet and lavatory replacements will begin sometime in late May 2016. Contractor for roof repairs is DFG Builders. (Cost – $23,000)

 

Oakmont Center

  • The Oakmont renovation project continues with all electrical, plumbing, termite, insulation, fascia board replacements and framing work completed. Exterior walls have been closed-in with plywood and windows and doors are being installed. Stucco and fire system work will begin in early May along with two restroom remodels, automatic door opener installations, new gutters and downspouts, some sidewalk replacements, installation of an ADA ramp into the Lapidary/Silver club and patio resurfacing. Contractor for this project is Ken McIntyre Construction. (Cost – $288,000)

 

Mt. View Center

  • The two existing tennis courts will be pressure washed and problem areas ground down prior to them being re-surfaced and re-striped. The courts will be closed May 10-17, 2016 for this work. Contractor is U.S. Tennis Court Construction Southwest. (Cost – $10,500)

 

Fairway Center

  • A new display cabinet was installed in the main hallway. The new display will be used by the Knitters Club. Contractor was RCSC Skilled Trades and Jorcoran Glass Company. (Cost – $1,295)
  • The Fairway parking lot will receive some crack repairs and seal coat on May 9-12, 2016. Contractor is Regional Paving. (Cost – $8,050)
  • The four (4) Arizona Rooms will be prepared and recoated with polyurethane on May 15-20, 2016. Contractor is Enmar Hardwood. (Cost – $3,847)

 

Lakeview Center / Duffeeland Dog Park

  • The drinking fountain has been installed at Duffeeland and the two new shade canopies are scheduled to be installed in May 2016 after the permit is obtained from Maricopa County Planning and Development. Contractors are USA Shade and the RCSC Skilled Trades Department. (Cost – $18,496)
  • Last month I reported that four pole light fixtures were ordered for the Lakeview mini golf course but these fixtures had to be returned. Twelve new LED flood lights were ordered for the Lakeview mini golf course. The new light fixtures will be installed by the RCSC Skilled Trades electrician. (Cost – $6,756)
  • Contractor proposals are delayed but expected soon for remodeling of the East Lakeview Lanes restrooms and the upstairs restrooms, by the red entrance, at Lakeview Center.

 

Quail Run Golf Course

  • The block wall, which runs around the perimeter of the Quail Run golf course, is being spot repaired and repainted on the golf course side and a couple of locations on the Grand Avenue side. Contractor is Ken McIntyre Construction. (Cost – $15,744)
  • Remodeling work on the Quail Run Ramada structure will begin the week of May 9, 2016. Work includes replacement of all fascia boards, installation of a new ceiling, replacement of the ceiling fans and replacement of the rusted out florescent light fixtures with LED lighting. This work is necessary to keep the structure in good repair, improve lighting and stop the pigeons from roosting in the pocket areas where the roof trusses and the walls come together. Contractor is DFG Builders. (Cost – Carpentry/Drywall, $8,200; Electrical, $4,450)

 

Bell Center

  • Three new steel base cabinets with stainless steel counter tops and sinks have been ordered for the Bell Silvercraft Club. Contractor is Wasserstrom & Sons. (Cost – $10,876)
  • Two new sets of very long wood base cabinets are being constructed and new stainless steel counter tops and sinks have been ordered for these cabinets. The new cabinets and counter tops will be installed in the Bell Crafts Club. Contractors are Wasserstrom & Sons and the RCSC Skilled Trades Department. (Estimated Cost – $5,736)
  • Due to scheduled activities in the Bell social halls, repairs to replace a water damaged section of wall by the Bell social hall kitchen has been postponed until the third week of May 2016. Contractor is DFG Builders. (Cost $2,687)
  • Warranty cool decking repairs around Bell Center pools and outdoor spa are now completed and the pools/spa reopened. Contractor was Spartan Concrete. (No cost to RCSC)
  •  Contractor proposals are delayed but expected soon for the complete remodeling of the Bell Library restrooms, West Bell Lanes restrooms and Clubs restrooms.

 

Sundial Center

  • Several locations around the craft building required some minor sheetrock repairs. Contractor was Miller’s Mud. (Cost – $1,375)

 

Lakes East-West Snack Shop

  • A new stainless steel counter with stainless top and a new condiment counter with stainless steel top are being fabricated for the East/West Snack Shop. Contractor is Wasserstrom & Sons. (Cost – $7,204)

 

Marinette Center

  • Marinette pool and spa warranty cool deck repairs have been completed and the pool/spa was reopened. Contractor was Spartan Concrete. (No cost to RCSC)

 

Skilled Trades Department

  • The RCSC Skilled Trades Department completed 227 work orders during the last two weeks of March 2016 and the first two weeks of April 2016.

 

Centers Operations

  • During the past month we have been playing a different radio station at Sundial pool and fitness center due to cardholder requests for something different than 94.5 KOOL FM. The new digital radio station is 92.7 FM and since Sundial is the only location with a digital tuner, the RCSC used it for testing and Cardholder input. The new radio station received approval by 126 of 182 Cardholders responding to the RCSC survey. Due to this response the RCSC is now playing 92.7 FM at Sundial Center and is purchasing six new digital FM receivers for other RCSC recreation centers so all centers can now enjoy the same music.
  • As part of our “Healthy Swimming Program,” RCSC employees were recently trained on the proper procedures to handle fecal, vomit and blood incidents in our pools and spas. These protocols have been established by the Maricopa County Health Department and the Centers for Disease Control and Prevention (CDC). This is another way the RCSC promotes healthy swimming at all RCSC pools and spas.
  • As a result of Cardholder input, the following items have been purchased to add to the enjoyment of our Cardholders: A large clock was placed by the pool at Lakeview Center, a new thermometer was placed at the Marinette pool and new colored golf balls were purchased for the Mountain View mini-golf course.
