Assistant General Manager Report – August 2007

As I begin this report please note that I have reflected, by location, the February 2007 RCSC restructuring changes for the Buildings & Infrastructure department. The Skilled Trades Department, Property Supervisors and their staff have been working diligently to deep clean, make repairs and establish cleaning standards/schedules for all facilities.

Lakeview / Lakeview Lanes- (Glen Kok – Property Supervisor)

The De-Humidification project in the Lakeview Spa area is finished and has passed final inspection by Maricopa County. Contractors were KBK Mechanical, Excel Electric and the RCSC Skilled Trades Department. (Budgeted Cost-$65,966)

The upper roof on the Lakeview Recreation Center was re-coated with Elastomeric roof coating. Contractor was T&W Enterprises. (Cost-$48,896)

General repairs by RCSC Skilled Trades include repairing light socket in closet and constructing computer desk

Oakmont / North (Richard Hoffman – Property Supervisor)

Preparations are underway to patch, petroleum mat overlay and slurry seal the parking lot at North Pro Shop / G&D. Contractor is American Asphalt. (Contract Cost-$40,855)

General repairs by RCSC Skilled Trades include repair East entrance door, water supply to cooler and restroom faucets.

Fairway / Quail Run / South (Charlie Pitcher – Property Supervisor)

General repairs by RCSC Skilled Trades include repair of cart charger
Circuit and construction of computer desk.

Bell / Bell Lanes (John McCaigue – Property Supervisor)

The Bell Multi-Use Building is approximately 65% completed. Rough-in, drywall, exterior stucco and the concrete work, for the entry ramps, is now completed. Ken McIntyre Construction is the general contractor on this project. (Budgeted Cost-$410,000)

A Civil Engineer has been contracted to design a fire loop system including fire hydrants and stand pipes for Bell Center. The new design is required to service Bell Center to meet Sun City Fire Department requirements. Contractor is D.N.A. Civil Engineering (Contract Cost-$8,870)

The Weitz Company has replaced the shower tiles in the fitness and pool showers at Bell at no cost to the RCSC. Twelve new shower seats have been received from the manufacturer and will be installed by The Weitz Company ASAP. (Cost for Seats-$4,210)

Mountain View / Sunbowl-Ballfield (Ron Hackmaster – Property Supervisor)

New security fencing and store front entrance have been added at the Mt. View Center. Since 2005 the RCSC has had (23) reported facility break-ins several of which have been at Mt. View Center. It is believed that the recent upgrades to the centers security will not only reduce break-ins but will also provide additional security for early morning utility workers and their automobiles. Contractor’s for this project included Sav-On-Fence and National Glass. (Budgeted Cost-$43,766)

Two concrete driveway approaches which enter the Mt View parking lot from 107th Ave have been replaced. Contractor was Sunland Plumbing & Construction (Cost-$2,850)

General repairs by RCSC Skilled Trades include painting drinking fountains.

Marinette / Willow Brook-Creek (Jerry Baciocco – Property Supervisor)

A new 2.5 Ton Trane mechanical unit (HVAC) was installed over the Clay Club at Marinette to replace tired / worn out mechanical equipment. Contractor was Custom Cooling. (Cost $4,287)

General repairs by RCSC Skilled Trades include repair to roof shingles and building stucco.

Sundial / Lakes E-W / Talisman / Riverview (Bob Biarnesen – Property Supervisor)

The carpeting on the mini golf course is being replaced and the cracked concrete curbing has been repaired. Contractors are Ken McIntyre Construction and Baker Brothers Carpeting. (Contract Cost- $23,310)

Demolition of the Sundial facility is well underway. Last week a 550 Ton truck mounted crane was set up in the Sundial parking lot and removed all glulam girders and purlins from the existing pool roof.

Skilled Trades Department – (Mel Mead – Project Manager)

The Skilled Trades Department completed 109 work orders in July/August. (66 work orders in July and 43 to date in August)

The Skilled Trades department recently reviewed clubs budget requests for 2008 and decided they could complete some of the requests this year. Completed requests to date are as follows:

  • Constructed Cabinets Shelves at Bell Craft Club, Bell Artistic Stained Glass, Sun City Swim Club and LV Creative Quilters.
  • Replace Locks on Cabinets in LV Creative Quilters and LV Porcelain & Ceramics.
  • Replace Faucets at Sun City Clay Club. (Lakeview)

Other Information

Due to increasing accidents on treadmills at the Recreation Centers of Sun City, Inc.’s fitness centers, the RCSC has placed stickers on all its treadmills requesting that users employ a safety cord device that automatically stops the treadmill when the user trips or falls. Reported falls, while operating a treadmill, are as follows: (9) spills in 2005, (18) in 2006 and already almost that many in 2007. With these numbers increasing each year we are concerned about the safety of cardholders & guests and would like to remind each user to clip the safety cord to their clothing before starting the machine.

A Centers Listening Post meeting was held at 2:00 p.m. Tuesday, July 10, 2007 at the Marinette mini-golf monitors office. Unfortunately there were no members in attendance for this meeting. Therefore, the Listening Post meeting previously scheduled for August 2007 was cancelled. The next Listening Post meeting is scheduled at Bell Center on Tuesday, September 11, 2007 (2:00p.m.) in Social Hall #1.
