Assistant General Manager Report – August 2017

Building and Infrastructure:

Oakmont Center

  • A 16’ x 40’ cantilever shade structure will be installed this year on the west end of the Oakmont pool deck. Contractor is USA Shade. (Cost – $24,172)

Fairway Center

  • Roof leaks were found in the music room and band equipment storage room at Fairway Center. The leaks are caused by compromised paper underlayment and shifted/damaged concrete roof tiles. Repairs will require a section of concrete roof tiles to be removed, new peal and stick underlayment installed and replacement of concrete roof tiles. A repair date has not been set but is expected to be sometime in early September 2017. Contractor is Starkweather roofing. (Cost – $12,286)

Lakeview Center/Viewpoint Lake

  • The Viewpoint Lake Waterfall pump is still being repaired by the pump’s original manufacturer. As soon as the pump is repaired it will be reinstalled and the waterfall turned back on. Contractor is Advanced Pump. (Cost – $19,422)

Sundial Center

  • The four auditorium restrooms off the lobby hallway are being remodeled. After demolition, it was discovered that many of the waste lines needed to be replaced including under the concrete slab. This additional cost is reflected in the total project cost below. The newly remodeled restrooms will include new LED lighting, quartz vanity tops, toilet and urinal partitions, toilets, urinals, lavatories and faucets, tile flooring and walls, and a complete painting. Contractor is Ken McIntyre Construction and Accel Electric. (Cost – $146,598)
  • The Sundial kitchen remodel is well underway with all electrical, plumbing and fire alarm rough-in work completed. In addition, the sheetrock ceiling and walls has been installed, taped and smooth textured. Painting commenced the week of August 21 with cabinet bases installed soon afterwards. This project includes the disposal of all appliances, demolition of all wall and ceiling board, new electrical wiring, replacement of the underground sink drain line, new cold & hot water piping, replacement of missing or damaged insulation, installation of drywall on all walls and ceilings, cabinetry (including lockable club storage lockers), new LED lighting, painting, new quartz counter tops and backsplashes, new kitchen sink, hand washing sink, new faucets, new appliances (two warming drawers, refrigerator/freezer and microwave), established areas for the ice machine and serving carts and new flooring with coved baseboards. Contractors include the RCSC Skilled Trades cabinetmakers, Ken McIntyre Construction, CCBG Architectural, Olympic fire protection, Accel Electric, Sunland Plumbing, Lee’s Counter Tops, Resource Flooring, JRM Environmental and Spray Systems Environmental. (Cost – $66,575)
  • A large horizontal sand filter was installed August 6-7 in the pool pump room. The new larger horizontal sand filter will clean debris from the warm water pool. The new filter replaces two old Triton sand filters. Contractor was Aquatic Builders. (Cost – $24,450)
