Assistant General Manager Report – December 2010

Fairway Center and South, Quail Run Pro Shops

The Fairway Phase 2 project remains on schedule with the recent installation of 95% of the concrete floor plank. CMU block continues to be installed as the walls rise to encompass the second level of the building. Completion of the Fairway Phase 2 project is scheduled for July 2011.

Paving of the South Golf maintenance yard is now completed. Contractor was Regional Paving. (Cost – $36,650)

The driveway into the South Golf maintenance facility is being replaced with a new concrete driveway and concrete garbage collection area. Contractor is Ken McIntyre Construction (Cost – $66,751)

Mountain View Center & Sun Bowl

Renovation of the Mountain View pool restrooms and showers continues on schedule with the completion of demolition work. The project includes a complete demolition of the building interior, some changes to the current floorplan, a new roof and an outdoor shower pole. Contractors for this project include Trades Unlimited, Custom Cooling and Ken McIntyre Construction. (Cost – $218,851)

Lakeview / Lakeview Lanes / Viewpoint Lake

Replacement of roofing material on the lower Lakeview Center roof is now under way. Since the roofers are working in close proximity to the swimming pool the pool will be closed, for safety reasons until the roof work is completed. Contractor is Stark Weather Roofing. (Cost – $130,862) (Up from $107,841 as asbestos testing and monitoring costs are now included.)

While the lower roof at Lakeview Center is being replaced seven heating / air conditioning units (HVAC) will also be replaced. Contractor is Custom Cooling. (Cost – $40,685) ($2,000 contingency now included.)

Bell Center / Bell Lanes

Completion of the Bell chiller project (Phase 2) is preparing to resume with the recent delivery of the air handler equipment. Contractor for this project is Bel-Air Mechanical. (Cost – $217,125)

The installation of the new Bell woodshop dust collection system is well under way with a large part of the collector building, air ducts and electrical work completed. The dust collector has now arrived and is being settled into its final location. At the Member / Director exchange held on Monday December 6, 2010 a comment was made that justification for the increased project cost had never been reported. After the meeting I returned to my office and located this comment included in the April and May 2010 Building and Infrastructure reports; “During the engineering process it was determined that if the woodshop was ever expanded, the current collection unit sized for the shop would not be large enough. This being the case we are currently getting quotes for the installation of a larger unit so future dust collection issues will not present themselves.” I believe this comment satisfactorily answers the question as to why the project cost increased. (Approx. 36k) Contractors are Air-Energy for the dust collection unit, Ken McIntyre Construction for the equipment building and ducting, and Accel Electric for the electrical work. (Project Cost – $169,094)

The dining room at La Petite Café will be painted later this month. Contractor is Landmark Painting. (Cost – $1,925)

Sundial Center and East/West, Riverview pro Shops

To improve acoustics in the Sundial Arts & Craft club room carpeting will be installed as soon as the materials arrive from the manufacturer. Contractor is Resource of Arizona. (Cost – $4,445)

Complete exterior painting of Sundial Center will begin later this month. Contractor is Quality Painting. (Cost – $46,524)

Marinette Center / WB/WC Pro

The replacement of the Marinette spa decking tile is now completed with only some tile grout sealing and acid washing of the spa remaining. The spa will be re-opened later this month. Contractor is Carpet Corner. (Cost – $5,900 + Permit Fee)

Replacement of the roofing material on all buildings at Marinette Center is now under way. Previously reported cost was $73,558 however, the flat roof at Riverview Pro shop has also been added to this project making the combined project total $89,235. Contractor for both projects is Trades Unlimited.

Skilled Trades Department

The Skilled Trades department completed 123 work orders during the month of November 2010. (Does not include non-work order tasks.)

General Centers Information

The “What’s Working What’s Not” meeting scheduled for Wednesday, December 8, 2010 was cancelled due to scheduling conflicts during the holidays. What’s Working What’s Not meetings will resume in March 2011 since a January 19, 2011 club officers meeting and February 9, 2011 Sun City Orientation are planned.
