Assistant General Manager Report – February 2011

Fairway Center and South, Quail Run Pro Shops

The Fairway, phase II project remains on schedule with work underway as follows:

    1. The masons continue to lay the final remaining block around the center.
    2. Iron workers have installed most of the corrugated pan in preparation for ramp concrete. The three steel stairways have been set into place and roof structural steel is being set into place.
    3. The framer is working in the south half of the building on the first floor. They are framing the shower/restroom areas and check-in counter walls.
    4. The electrician, plumber, mechanical and fire sprinkler contractors are doing their rough-in work in the south half of the building on the first floor.

Completion of the Fairway phase II project is scheduled for July 2011.

Mountain View Center & Sun Bowl

Renovation of the Mountain View pool restrooms and showers continues. At this time all rough in work and framing has been completed and the contractor is starting to dry wall the interior of the building. Unfortunately, we did experience a delay in construction as someone took the stamped copy of the building plans. A new stamped set of plans had to be obtained from the Maricopa County Building and Planning Department. Contractors for this project include Trades Unlimited, Custom Cooling and Ken McIntyre Construction. (Cost – $218,851)

Lakeview / Lakeview Lanes / Viewpoint Lake

Plans are underway to replace the sign in the parking lot at Lakeview Lanes that was destroyed during a 2010 windstorm. Contractor is Bootz & Duke Sign Company. (Cost – $12,832)

Bell Center / Bell Lanes

The Bell chiller project (Phase II) is now completed. Contractor for this project was Bel-Air Mechanical. (Cost – $217,125)

Re-roofing of the Bell social halls is now underway. The contractor is Trades Unlimited. (Cost – $10,186)

The 12,000 CFM dust collection system at the Bell woodshop is now completed. The final cost of this project increased due to the need for a sound attenuator and installation of additional duct system bracing as required by Maricopa County Building and Planning during final inspection. Contractors were Air-Energy for the dust collection unit, Ken McIntyre Construction for the equipment building and ducting, and Accel Electric for the electrical work. (Final Project Cost – $192,235)

Sundial Center and East/West, Riverview Pro Shops

Automatic door openers will be installed soon on the two doors leading into the clubs hallway from the mall (breezeway) area. Contractor is Galinis Automatic Doors (Cost – $4,851)

A recent inspection of the Sundial monument revealed that significant rust deterioration has taken place on the supportive structure. A study is underway to determine the costs associated with removal or repair of the Sundial monument.

A 15-ton Air Conditioning / Heating unit (HVAC) was replaced over the Camera Guild club at Sundial Center. Contractor was Custom Cooling (Cost – $7,542)

Two Air Conditioning / Heating units (HVAC) which serve some of the Men’s club and the Calligraphy club were replaced with units on hand from Bell Center. Contractor was Custom Cooling. (Cost – $2,204)

The complete exterior painting of Sundial Center is approximately 80% completed. Contractor is Quality Painting. (Cost – $46,524)

Artificial turf on (8) of the (15) bocce courts at Sundial Center is being replaced soon. The turf has been ordered and will be installed as soon as the materials arrive. In addition, the concrete block borders surrounding all (15) bocce courts are being repainted in preparation for the new turf. Artificial Turf Contractor is Interior Logic. Painting work is being done by the RCSC Skilled trades painter. (Cost – $33,000)

Marinette Center / WB/WC Pro

Cracks in the asphalt surfaces have been repaired at Marinette Pickle Ball & Tennis Courts. Contractor was Arizona Master Court. (Cost – $6,000)

Installation of a new fire hydrant is planned for Marinette Center. The new hydrant will be located on the West side of the property in the landscaped area to the North. Contractor is K.L. McIntyre. (Cost – $25,000)

Skilled Trades Department

The Skilled Trades department completed 125 work orders during the month of January 2011. (Does not include non-work order tasks.)

Grounds/Irrigation Department

The RCSC grounds department has been busy maintaining lawn bowl greens, the ball park field and the Sunbowl amphitheatre. They have also have been busy pruning trees and bushes, removing small dead trees and cactus, repairing irrigation systems and controlling weeds in easement areas.

General Centers Information

A “What’s Working What’s Not” meeting is currently scheduled for 1pm, Tuesday, March 8, 2011 at Sundial Center’s East Hall.
