Assistant General Manager Report – July 2016

General Information

• The Building and Infrastructure Department launched the new web based work order and preventative maintenance tracking software on Wednesday June 27, 2016. The new software will help resolve communication issues, provide a way to track preventative maintenance and significantly reduce administrative time by the Building and Infrastructure Coordinator. The software will also be used to report landscaping maintenance work to the Grounds Department.

• Replacement toilets and lavatories were received from our supplier the week of June 20, 2016. To date the RCSC plumber has replaced the on-course lavatories and toilets at all four restrooms at Riverview, two restrooms at North and two restrooms at Lakes East. It has been determined that only eight hollow metal doors need replacement at the on-course restrooms. Contractor selected for these door installations is D.H. Pace. (Cost – $7,800)

Oakmont Center

• The Oakmont renovation project is now completed. Contractors for this project included Ken McIntyre Construction and Accel Electric. (Cost – $387,323)

• Preparations are underway to remove the stage, construct a section of wall, construct a new ceiling and install new LED lighting in the Oakmont auditorium.

Fairway Center

• Repairs were made and new batteries installed in all the music room emergency lights. Contractor was Accel Electric. (Cost – $3,509)

Lakeview Center / Duffeeland Dog Park

• The building permit for the two shade canopies at Duffeeland Dog Park has now been issued and the contractor is currently scheduling the shade structures for installation. Contractor is USA Shade. (Cost – $18,496)

• The remodeling of the east Lakeview Lanes and the upstairs restrooms at Lakeview Center will be postponed until 2017 since restroom proposals are coming in at a much higher cost than budgeted.

• A new floating dock has been ordered for Viewpoint Lake. The new dock will accommodate RCSC’s existing boats with a couple of additional spaces for other lake boats and future growth. The new dock is expected to be installed in October 2016. Contractor is Floatation Systems. (Cost – $62,996)

Bell Center

• Renovation of the clubs restrooms will commence on August 4, 2016. Cardholders and guests are encouraged to use the restrooms inside Bell Lanes or the Social Halls during this renovation. Contractor is DFG Builders. (Cost – $94,892)

• Contractor proposals continue to be delayed for the complete remodeling of the Bell Library restrooms.

• The remodeling of the west Bell Lanes restrooms will be postponed until 2017 since restroom proposals are coming in at a much higher cost than budgeted.

• The automatic door going into the lobby at Bell fitness required some repairs. Contractor was D.H. Pace. (Cost – $1,236)

Sundial Center

• A new mini split cooling system was installed in the piano room at Sundial. Contractors were Custom Cooling and Accel Electric. (Cost – $7,081)

• The Sundial Pool and spa decking is being resurfaced. Contractor is Hardscape Resurfacing, Inc. (Cost – $80,800)

• Repairs are underway in the Men’s shower room. Contractor is DFG Builders. (Cost – $175,000)

• Two new large horizontal sand filters and a new 15hp pump are being installed in the Sundial equipment room. This new equipment will filter water for the large swimming pool and the hot water return system for the five rooftop dehumidifiers. Contractor is Aquatic Builders. (Cost – $50,000)

Marinette Center

• Preparations are underway to remodel the auditorium, main restrooms and kitchen at Marinette Center. More specific information will be provided in next month’s report.

Grand Ave Property

• The RCSC officially closed on the Grand Avenue property located at 10415 Grand Ave on Tuesday July 19, 2016. At this time the previous owner is clearing out the restaurant equipment and the RCSC is securing the property, trimming the landscaping, repairing the irrigation and cleaning up the grounds.

North Golf Course

• A 120’ section of 4″ “rotted out” sewer line is being replaced at the on-course restrooms at hole #4. Contractor is Sunland Plumbing. (Cost – $6,725)

Skilled Trades Department

• The RCSC Skilled Trades Department completed 284 work orders during the last two weeks of June 2016 and the first two weeks of July 2016.

Centers Operations

• Congratulations to Bernie Scheible and Paul Tucker on their recent five-year anniversaries with the RCSC. Bernie works at Sundial and Paul works at Willowbrook/creek golf facility.

• The Fairway Rec Center recently acquired a new set of risers with an accompanying set of stairs for the music room. The Ukulele Club recently held a concert in that room and having the musicians higher than floor level really added to the enjoyment of everyone attending. These risers will be available for use by any club utilizing that room in the future.
