Assistant General Manager Report – June 2016

General Information

• As I begin this report, I would like to recognize and congratulate Barry Masloff, Centers Operations Manager, for completing 5 years of dedicated service at the Recreation Centers of Sun City.

• Preparations are underway to complete the following work at Sundial: Remodel the men’s shower room, replace the pool/spa epoxy deck coating, deep clean the pools and spas, install new fans in the fitness center, replace the Facility Attendant station counter top and rebuild the large pool filtration system. In order to complete this work, the lower level of Sundial Center will be closed from July 11, 2016 through September 16, 2016. Occasional progress reports will be emailed to cardholders who are registered to receive RCSC Centers email updates. Additionally, updates will be included in upcoming Building and Infrastructure Board reports for July 2016 and August 2016. These reports will be posted on the RCSC website at www.suncityaz.org.

• The Building and Infrastructure Department is in the process of launching a new web based work order and preventative maintenance tracking software called “Facility Dude.” The new software will help resolve communication issues, provide a way to track preventative maintenance and significantly reduce administrative time by the Building and Infrastructure Coordinator. The software will also be used to report landscaping issues to the Grounds Department. The software is expected to go on-line the week of July 4, 2016.

• Re-roofing and fascia repairs of all RCSC on-course restrooms is now completed. Replacement toilets and lavatories were received from our vendor the week of June 20, 2016. The RCSC plumber is now beginning to replace these bathroom fixtures at all RCSC on-course restrooms. Lastly, bids are being requested for the twelve new hollow metal doors needed at various course restrooms. Contractor for roof repairs was DFG Builders. (Cost to Date- $24,104)

Oakmont Center

• The Oakmont renovation project is essentially completed with only rain gutters and the two patio restrooms, which still need to be outfitted with plumbing fixtures and toilet partitions. Contractors for this project include Ken McIntyre Construction and Accel Electric. (Cost – $387,323)

Mt. View Center

• The interior painting of the Mt. View auditorium and vestibule was completed the week of June 20, 2016. Contractor was Exquisite Painting. (Cost – $10,500)

• The metal shade canopy by the swimming pool was also repainted the week of June 20, 2016. Contractor was Exquisite Painting. (Cost – $1,585)

Fairway Center

• The three dry wells connected to the Fairway Storm water system require some minor repairs and a thorough inside cleaning. This work is scheduled for July 7 and 8. Contractor is Torrent Industries. (Cost – $3,900)

Lakeview Center / Duffeeland Dog Park

• The building permit for the two shade canopies at Duffeeland Dog Park has now been issued and the contractor is currently fabricating the shade structures. Installation will commence in July 2016. Contractor is USA Shade. (Cost – $18,496)

• The installation of the new light fixtures on the Lakeview Mini Golf Course is now completed. The new LED fixtures offer much better light and will save energy for the RCSC. Completed by the RCSC Skilled Trades Electrician. (Approximate Cost – $2,400, after APS rebate)

• Contractor proposals continue to be delayed for remodeling the east Lakeview Lanes restrooms and the upstairs restrooms by the red entrance at Lakeview Center.

• New flooring has now been installed in the Lakeview Sew N Sew club room. The new flooring replaces deteriorated vinyl tile and will reduce RCSC labor costs associated with waxing the old floor. Contractor was Resource Flooring. (Cost – $19,136)

• The Lakeview Sew N Sew clubroom has received a fresh coat of paint, including the built-in wall cabinets. Contractor is Exquisite Painting. (Cost – $8,785)

• The asphalt roadway, leading up to the upper gazebo, at Hillside Park is completed. Contractor was Regional Paving. (Cost – $9,975)

• Replacement of bollard lighting circuits, conduit and wiring for the roadway to the upper gazebo has been completed. Contractor was Accel Electric. (Cost $18,812)

• A 7.5 ton HVAC unit which serves Lakeview Billiards was replaced and a 2.5 ton HVAC unit which serves the women’s shower room was also replaced. Contractor was Custom Cooling. (Cost – $10,700 and $5,500 respectively)

Quail Run Golf Course

• The block wall, which runs around the inside perimeter of the Quail Run golf course, has now been re-painted and a couple of locations on the Grand Avenue side of this wall have also been re-painted. Contractor was Ken McIntyre Construction. (Cost – $15,744)

Bell Center

• Three new steel base cabinets with stainless steel counter tops and sinks have been installed in the Bell Silvercraft Club. RCSC Skilled Trades Department completed the demolition of the existing base cabinets. The contractor was Wasserstrom & Sons for construction and installation of the new cabinets and counter tops. (Cost – $10,876)

• Two new sets of very long, wood base cabinets and new stainless steel counter tops and sinks were installed in the Bell Crafts Club. RCSC Skilled Trades Department completed the demolition, construction and installation of the new base cabinets. The contractor was Wasserstrom & Sons for construction and installation of the new stainless counter tops and sinks. (Estimated Cost – $7,750)

• Contractor proposals continue to be delayed for the complete remodeling of the Bell Library restrooms, west Bell Lanes restrooms and Clubs restrooms.

• The Bell Craft Club has now been re-painted. Completed by the RCSC Skilled Trades painter. (Estimated Cost – $400)

• New flooring has now been installed in the Bell Craft room. The new flooring replaces existing deteriorated vinyl tile and will reduce RCSC labor costs associated with waxing the old floor. Contractor was Resource Flooring. (Cost – $15,493)

Sundial Center

• The auditorium and east/west halls are now equipped with new LED lighting which includes web-based electronic dimming controls. The auditorium stage front has also received a facelift including new projection screens mounted at strategic points in the auditorium. Completed by the RCSC Audio/Video Team and contractors Accel Electric and Ken McIntyre Construction. (Cost – $155,250)

• The maple hardwood flooring in the auditorium and east/west halls was screened and recoated with polyurethane. Contractor was Enmar Flooring. (Cost – $16,192)

• A 12.5 ton HVAC unit which serves the SilverStones club was replaced. Contractor was Custom Cooling. (Cost – $20,682)

Riverview Pro / Lakes E/W Snack Shop

• A new stainless steel counter with stainless top and a new condiment counter with stainless steel top were fabricated and installed at the Lakes East/West Snack Shop. Completed by the RCSC Skilled Trades Department and contractor Wasserstrom & Sons. (Cost – $7,204)

Willowcreek/Willowbrook Golf

• Twelve new outdoor ceiling fans were installed at the snack shop patio and at the outdoor area east of the pro shop. Some of these fans were replacements while others required electrical to be run to them. Contractor was Accel Electric. (Approximate Cost – $4,200)

• The parking lot and golf cart area at WC/WB has been crack sealed and seal coated. Contractor was Ace Asphalt. (Cost – $16,250)

Skilled Trades Department

• The RCSC Skilled Trades Department completed 211 work orders during the last two weeks of May 2016 and the first two weeks of June 2016.

Centers Operations

• Now that summer has arrived, the annual upkeep of the floors in RCSC club rooms has started. This mainly pertains to the small number of vinyl composition (VCT) floors located throughout the centers. Some floors will be stripped and waxed, while others will be cleaned and polished.

• A new floor machine has recently been purchased and is currently being used at Bell Center. Instead of using a round pad that spins, this machine has a square pad that works like a hand-held sander. It is being used to clean in hard-to-reach places, shower floors, restroom floors, and lobby areas. It cleans, strips, scrubs, and even does the baseboards. There has been a noticeable difference in the appearance of the areas where this machine has been utilized.

• All 50 state flags hanging in the auditorium at Mountain View have been hand washed by staff. This was a great time to accomplish this task as the room was closed for painting.
