Assistant General Manager Report – March 2012

General Centers Information

  • The RCSC continues to work with our contractor’s to complete the structural and electrical engineering studies for our solar installations. Some of the thermal equipment will be delivered soon so work can commence once permits are obtained. Roof conditions are also being evaluated in locations where roof-top solar installations occur. Contractors are Wilson Electric for the photovoltaic solar and Global Renewable Energy and Priceless Plumbing for the thermal solar.
  • Re-work of the decorative rock areas around Bell Center have been completed. Decorative rock work around Sundial Center is well underway. Work includes raking & cleaning the existing areas, repairing irrigation lines to plants, trees and shrubs and installing additional decorative rock to the planter areas. Contractor is National Turf. (Estimated Cost – $85,500)
  • One work truck was replaced with a new 2011 Ford Ranger pickup. The new pick-up will get 18-19 mpg as compared to 12 mpg from the retired full sized pickup. The full sized pickup is being retired due to mechanical problems. The purchase also included a bed liner, rail caps and a cross body tool box. (Cost – $19,519)

Mountain View Center

  • Spot repairs to the pool decking surface at Mt. View were recently completed. Contractor was Desert Rose. (Cost – $4,160)

Fairway Center / South Maintenance

  • The West facing sign for the Fairway building is now under construction as our permit from the Maricopa County Building and Planning Department was finally approved. Contractor is Apollo Sign. (Estimated Cost: $9,000)
  • The RCSC is currently working with our architect to produce detailed drawings for the replacement of the South golf maintenance building. (Former building destroyed by fire) The current process includes a site survey and civil engineering work which is nearly complete. Once building plans are completed, management will submit for permit and put the project out for contractor bids prior to submitting the complete project to the RCSC bid commission for final approval.

Lakeview Center

  • Both Lakeview Spas are now closed and being repaired and upgraded to meet current Maricopa County Environmental Services requirements. The work includes the replacement of the interior finish with pebble sheen, installing new water line and step edge tile, replacement of drains, repair of the electrical systems, replacement of the filtration system, installation of an ADA pool lift on the West spa and replacement of the decking surface with an epoxy deck surface. Since my last report it was determined that the underground plumbing systems around both spas has been leaking in several places and must be replaced. This additional work increased the cost of the project. Contractor is Aquatic Builders. (Updated Cost – $164,000)
  • The (12) Lakeview outdoor shuffleboard courts will be resurfaced the weekend of March 31st. Contractor is Rio Rico Construction. (Cost – $19,800)

West Maintenance Facility

  • The defective septic system leach field on the East / West maintenance facility had to be replaced. This required the removal of asphalt from the parking area, replacing the leach lines, replacement of gravel and fill dirt and compaction of these materials. After compaction, the asphalt parking lot was repaired. Contractors were American Septic and Pinnacle Paving (Cost – Permit & Septic Work $5,110; Asphalt patch work $400)

Bell Center / Bell Lanes

  • A 36-inch cross over duct and associated motorized damper & controls was added to the supply air duct system at Bell Lanes. This upgrade is needed to bridge the two main supply ducts so the two large air handlers can assist one another to more efficiently satisfy the cooling needs within Bell Lanes. The duct work is now completed but Climatec is still completing the damper control system. Contractors include Johnson Controls and Climatec. (Cost – $14,427)
  • Preliminary floor plan drawings are completed for the recently approved Bell Wood and Bell Metal shop expansion. The preliminary drawings will now be used by both clubs to determine their final shop and equipment layouts. Once this information is received our architect will be able to finalize shop drawings so the RCSC can obtain contractor bids, seek RCSC bid commission approval and make permit submittals to Maricopa Planning and Development.
  • The canopy which covers the Bell walking pool equipment and chemical tanks is being extended a few feet and some minor repairs are being made to the existing canopy decking. Contractor is Ken McIntyre Construction. (Cost – $8,000)
  • Three mansard roofs at Bell Center are being replaced with standing seem metal material. The (3) roofs are all located on the 99th Ave side of Bell Center. Contractor is Genco Roofing. (Cost – $18,000)
  • All the Bell Library light fixtures are receiving either an upgrade or replacement. The can lighting is being converted to LED fixtures using the existing metal can outfitted with a full replacement insert. The florescent lighting is being replaced or upgraded to T-8 tubes with electronic ballasts. The new light fixtures will improve the light in all areas and also reduce RCSC’s energy costs. Contractor for this project is Wilson Electric. (Cost – $64,646)

Marinette Center

  • Cell tower replacement work is now completed by Crown Castle (tower owner). Cardholders visiting Marinette Center will now see a mono-pine (pine tree) cell tower instead of the former mono-pole cell tower. Crown Castle is paying all costs associated with this project.
  • Spot repairs to the pool decking at Marinette Center will occur soon. Contractor is Desert Rose. (Estimated Cost – $10,284)

Skilled Trades Department

  • The Skilled Trades department completed 132 work orders during the month of February 2012.
  • Clubs and Activities Department
  • A dive-in-movie was held at Mountain View Center on Friday night March 23rd and Saturday night March 24th. The event was planned during spring break so cardholders could bring their families to the event. Movies shown were Despicable Me and Up. Approximately 200 people attended the event and everyone seemed to have a great time.
  • The five Sundial Winter Shows were well attended by cardholders and their guests in January, February and March. (What a great way to spend a Sunday evening by attending the Sun Bowl Shows in March, April and the first two weeks of May!)
  • Bell Center Fun Fair is Saturday, March 31 from 9am-3pm.
  • RCSC has also scheduled an Easter Egg Hunt at the Sun Bowl on Friday, April 6th. Bring a basket for the eggs. Other activities include face painting by members of Palo Verde Art club and donated gifts from Walgreens.
