Assistant General Manager Report – March 2016

General Information

  • Contractor proposals are currently being received for roof and building repairs for fifteen “on course” restrooms at RCSC golf courses.

 

Oakmont Center / North Pro and Snack Shops

  • The Oakmont renovation project is well underway with all the building exterior siding removed. Items we found that need to be corrected include: minor termite damage in the northeast corner of the Weavers Club room, aluminum electrical wiring, electrical wiring done incorrectly, galvanized plumbing pipes, improper or missing framing components, missing wall insulation and dry rot around the Facility Attendants office. Currently the electrical wiring repairs and termite repairs are completed. In addition, a full pre-treat of the building’s foundation and lower framing has been done. Next steps include the replacement of galvanized plumbing piping, installation of new wiring for walkway lighting, replacement of missing insulation and installation of new windows and doors.
  •  The Oakmont project also includes exterior weatherization and stucco of all remaining buildings, rework of soffits and fascia boards, new gutters and downspouts, some sidewalk replacements, installation of an ADA ramp into the Lapidary/Silver club, remodel of the two restrooms by the auditorium and patio repairs. Contractor for this project is Ken McIntyre Construction. (Cost – $288,000)
  • A 7.5-ton and a 10-ton split mechanical (HVAC) systems with gas heaters were replaced at the North Pro and Snack shops. The new Trane systems were required to fit into the “tight closet” where the former 23 year old units were installed. Contractor was Custom Cooling. (Cost – $23,373)

 

Mountain View Center

  • The Mini Golf course at Mt. View has been completely re-carpeted. Contractor was Floors at the Arizona Design Center. (Cost – $31,330)

 

Fairway Center

  • The dust collector at Fairway woodworking had the primary and secondary filters replaced. Contractor was Air Energy Systems and Services. (Cost – $5,451)

 

Lakeview Center / Duffeeland Dog Park

  • Two new 4’ x 8’ Tennis practice hitting boards were constructed and installed on tennis court #1. Contractor was the RCSC Skilled Trades Department. (Cost – $100)
  • Two new shade canopies and a water fountain will be installed in April at Duffeeland Dog Park. Contractor is USA Shade. (Cost – $18,496)
  • Four new LED flood lights have been ordered for the Lakeview mini golf course. The new light fixtures will be installed by the RCSC Skilled Trades electrician. (Cost – $1,000)
  • Contractor proposals are currently being received for remodeling of the east Lakeview Lanes restrooms and the upstairs restrooms by the red entrance at Lakeview Center.

 

Quail Run Golf Course

  • A section of powder coated steel fencing was installed to replace some unsightly fencing by the #1 tee box at Quail Run. Contractor was Sav-On-Fence. (Cost – $2,400)
  • The block wall which runs around the perimeter of the Quail Run golf course is being spot repaired and repainted on the golf course side. The contractor is also repairing and repainting a few unsightly sections of the same wall on the Grand Avenue side. Contractor is Ken McIntyre Construction. (Cost – $15,744)
  • Contractor bids are currently being received for some remodeling work on the Quail Run Ramada structure. The work includes: replacement of all fascia boards, installation of a new ceiling and replacement of the rusted out florescent light fixtures with LED recessed lighting. The aforementioned improvements are needed to keep the structure in good repair, improve lighting and stop the pigeons from roosting in the pocket areas where the roof trusses and the walls come together.

 

Bell Center

  • The wood support structure from which the 2,080 pound Liberty Bell hangs has been replaced using a new white oak beam constructed by the Bell Woodworking Club in accordance with the structural engineer’s requirements. Thanks to Bell Woodworking for donating their labor to construct the specialized beam. Contractors were Starling-Madison-Loftquist (structural engineer), Ken McIntyre Construction and Bell Woodworking. (Cost – $4,700)
  • The second set of bi-parting doors at Bell Lanes on the 99th Avenue side of the building were rebuilt by replacing the motor, gear box, controller, drive belts, brackets, idler tensioner, new sensors and other needed hardware. Contractor was Vortex Industries, Inc. (Cost – $4,934)
  • The pole lights on the 18th hole at Bell mini golf were replaced with LED fixtures. Contractor was Accel Electric. (Cost – $5,601)
  • Three new steel base cabinets with stainless steel counter tops and sinks have been ordered for the Bell Silvercraft Club. Contractor is Wasserstrom & Sons. (Cost – $10,876)
  • Two new sets of very long wood base cabinets are being constructed and new stainless steel counter tops and sinks have been ordered for these cabinets. The new cabinets and counter tops will be installed in the Bell Crafts Club. Contractors are Wasserstrom & Sons and the RCSC Skilled Trades Department. (Estimated Cost – $5,736)
  • Wall repairs are currently underway for a water damaged section of wall by the Bell social hall kitchen. Contractor is DFG Builders. (Cost $2,687)
  • Warranty cool decking repairs around both Bell Center pools and outdoor spa are being scheduled at the time of this report. Contractor is Spartan Concrete. (No cost to RCSC)
  • Contractor proposals are currently being received for complete remodeling of the Bell Library restrooms, west Bell Lanes restrooms and Clubs restrooms.

 

Riverview Pro / Lakes E-W Snack Shop

  • New window tinting has been applied to the west facing windows at Riverview Pro Shop. Contractor was All Pro Window Tint. (Cost – $975)
  • A new stainless steel counter with stainless top and a new condiment counter with stainless steel top are being fabricated for the Lakes East/West Snack Shop. Contractor is Wasserstrom & Sons. (Cost – $7,204)

 

Marinette Center

  • The Marinette pool and spa have been shut down from Monday, March 21 through Sunday, April 3 for warranty cool decking repairs. Contractor is Spartan Concrete. (No cost to RCSC)

 

Skilled Trades Department

  • A new Ford F-150 pickup was purchased to replace a worn out 1998 Dodge pickup. The new pickup was also outfitted with a roof rack and cross-body box. Dealer was Sanderson Ford and equipment vendor was Auto Safety House. (Cost – $28,517)
  • The RCSC Skilled Trades Department completed 281 work orders during the last two weeks of February 2016 and the first two weeks of March 2016.

 

Centers Operations

  • During the past month we have been playing a different radio station at Sundial pool and fitness center due to cardholder requests for something different than 94.5 KOOL FM. That station is 92.7 FM. Sundial is currently the only location with a digital tuner and was used for testing and cardholder input. This FM station is more 60’s oriented, playing artists like The Beatles, Tommy James and the Shondell’s, The Righteous Brothers and Sly and the Family Stone with very few commercial interruptions. All great stuff! So far cardholder response has been very positive. If response stays strong for this station, we will look at purchasing additional digital receivers for the other centers. Stop by and listen when you get a chance. 
  • New Rol-Dri seamless sponge roller water remover units have been installed at the Marinette pickleball courts. These units will help in getting play safely started during those times when it rains and water needs to be removed from the playing surface.
  • Now that the weather is getting warmer during the day, a game of mini golf in the evening at Bell would be a lot of fun and much cooler. New LED lights have been installed near the 18th hole which has made a big difference in the visibility. Not only is it easier to see, but the bulbs will last much longer and are far cheaper to operate than the old light fixtures. Bell mini golf is open until 9:00pm Monday through Saturday and until 8:00pm on Sunday.
