Assistant General Manager Report – October 2016

 General Information

  • Toilets and lavatories continue to be replaced at all on-course golf restrooms. Remaining locations for toilets and lavatories are as follows: two at South, four at Willowbrook, two at Lakes West and two at Quail Run. The RCSC plumber is committed to completing these locations in November 2016. Four hollow metal doors will also be replaced (two at Lakes West and two at Quail Run). Roofing Contractor was DFG Builders (Cost $24,104), Doors by D.H. Pace and Painting/Plumbing by RCSC Skilled Trades. (Cost – $24,857)

 

Lakeview Center

  • A new floating dock has been ordered for Viewpoint Lake. The new dock will accommodate RCSC’s existing boats with a couple of additional spaces for other lake boats and future growth. Installation of the new dock is scheduled to commence Monday, November 14, 2016. Contractor is Floatation Systems and the RCSC Skilled Trades team.(Cost – $62,996)
  • The old plumbers snake found in the clay club drain line was successfully removed. In addition, the drain pipe was water jetted and the sink area in the carpenters shop reinstalled. Contractor was Sunland Plumbing. (Cost – $3,800)
  • The security fencing at Lakeview Hillside Park continues to progress with gate installations and final touch up work to be completed in early November 2016. Contractor is Save-On Fence. (Cost – $21,800)
  • The main entrance doors into the wood shop were replaced with bronze storefront doors on October 21, 2016. Contractor is D.H. Pace. (Cost – $2,825)

 

Bell Center

  • Renovation of the two main Bell Library restrooms is progressing well with floor and wall tile nearing completion. Following this tile work the toilets, lavatories, partitions and mirrors will be completed. The restrooms are expected to be thoroughly cleaned and re-opened in November 2016. Contractor is Ken McIntyre Construction. (Cost – $100,000)
  • Preparations to remodel the Bell Visitor Center are well underway. Asbestos testing has been completed and both Sun City Fire and Maricopa County Building permits have been secured. The project is currently out for bid with three general contractors and a permit application for a temporary visitor center office submitted. Additional details will be shared in the November B&I report.

 

Sundial Center

  • A new ceiling which includes new LED light and track light fixtures has been installed in the Palo Verde Artist Club. Contractors were Kowalski Electric, Ace Acoustics, SES Electronics, Olympic Fire and Custom Cooling. (Cost – $25,532)
  • Three new power drop cords have now been installed in the Silver Stones clubroom. Contractor is Kowalski Electric. (Cost – $1,342)

 

Marinette Center

  • The remodel of the auditorium, social hall ceiling, main restrooms, kitchen and installation of two new swimming pool restrooms is progressing well and expected to reopen in November 2016. Remaining work to be completed includes the installation of the cabinets and tops in the kitchen and two restrooms, installation of appliances, toilets, lavatories, restroom partitions, interior doors and some various detail work. Contractors are DVP Professional Builders, Accel Electric and Custom Cooling. (Cost – $259,015)
  • Plans are underway to pulverize, repave and restripe the west parking lot at Marinette Center. This work will commence November 16, 2016 and is expected to be completed November 23, 2016. Contractor is Regional Paving. (Cost – $148,600)
  • Plans are also underway to seal coat and restripe the south parking lot at Marinette. This work will occur immediately following the repaving of the west parking lot. Contractor is Regional Paving. (Cost – $4,575)

 

Lakes East/West

  • The entire parking lot at Lakes East/West/Talisman Hall has been seal coated and restriped. This work occurred the week of October 17, 2016. Contractor was Regional Paving. (Cost $11,340)

 

Willowcreek/Willowbrook Maintenance

  • Construction of the new maintenance building has commenced and plans are underway to demolish the current Willowcreek/Willowbrook maintenance building. The new steel maintenance building will serve the golf maintenance staff and the RCSC Skilled Trades department. Contractors are DVP Professional Builders and Bunger Steel. (Cost – (PIF) $1,881,825)

 

Willowcreek/Willowbrook Pro Shop

  • The Pro Shop at WC/WB has been re-carpeted. Contractor was Resource Carpet.
  • (Cost – $8,519)

 

Skilled Trades Department

  • The RCSC Skilled Trades Department completed 286 work orders during the last two weeks of September 2016 and the first two weeks of October 2016.

 

Centers Operations

  • Congratulations to Cory Hedges at Lakeview for his recent 5-year anniversary and to Kurt Beck at Oakmont for his 10-year anniversary with the RCSC. Both make great contributions to the successful operation of their respective centers.
  • New umbrellas were recently installed at the pickleball gathering area at Mountain View.
  • Now that fall has arrived, pool heaters and the thermal solar systems have been turned on. Even though it is hot during the day, the night time temperatures are dipping down into the 60’s and 70’s which necessitates heating the pools. Pool thermal blankets at all centers (except Sundial) coupled with thermal solar heating systems at Marinette, Bell, Oakmont and Mountain View significantly reduce the RCSC’s energy costs for heating swimming pool water.
