Assistant General Manager Report – September 2010

Oakmont Center & North Pro Shop

While digging along Oakmont Avenue early last week, Arizona American Water Company damaged the main water line feeding the east side of Oakmont Center. The damaged line required RCSC to close the Oakmont pool and shower rooms on Monday September 13 and again on Thursday September 16 and Friday morning September 17 while temporary water service was connected and final repairs made.

Fairway Center and South, Quail Run Pro Shops

Fairway Phase 2 project remains on track with the completion of building footings and installation of the block stem walls. The next step will be to rough in utility piping, sewer lines and communications conduits in preparation for rebar and concrete floor slabs. In addition, the new water retention basin will receive dry wells, irrigation lines and grass very soon. Completion of the Fairway Phase 2 project is scheduled for July 2011.

The asphalt parking lot at South Pro Shop has received some recent repairs. The asphalt west of the pro shop has been replaced. The asphalt parking lot to the east of the pro shop will be crack sealed, seal coated and restriped in October 2011. Contractor is Regional Paving. (Cost – $34,625)

Mountain View Center & Sun Bowl

The Mountain View pool restrooms and pool shower will be remodeled as soon as a building permit is obtained. The work will include a complete demolition of the building interior and some changes to the current floorplan. The work will also include new sheetrock ceilings & walls, lighting, floor & wall tile, HVAC systems, plumbing fixtures, toilet partitions, vanity tops, doors, fire protection equipment, vanity mirrors, swimsuit water extractors, new pool showers and a re-roof of the building. Contractors for this project include Trades unlimited, Custom Cooling and Ken McIntyre Construction. (Cost – $218,851)

Lakeview / Lakeview Lanes / Viewpoint Lake

Exterior painting of the Lawn Bowl, Shuffleboard, Skilled Trades and Purchasing buildings is currently under way. Contractor is Landmark Painting. (Cost – $14,980)

Bell Center / Bell Lanes

Phase 2 of the Bell chiller project is under way, however, the RCSC is currently waiting for delivery of the new air handler equipment. The project will resume as soon as this equipment is delivered. The project includes the removal of six HVAC units and replaced with six new air handlers tied into the new chiller system. The project also includes refurbishing the roof over the social halls and the replacement of several exhaust fans at Bell Lanes. Upon completion of this work, all club rooms, social halls and offices on the upper level at Bell Center will have new air handlers and be incorporated into the newly installed chiller system. (The only exception will be the library, which will continue to use air-cooled equipment (HVAC) since the current equipment is only 5-years-old.) It is estimated that the library will be converted to air handlers and added to the chiller system in approximately 10 years. Contractor for this project is Bel-Air Mechanical. (Cost – $217,125)

The lobby carpeting at Bell fitness will be replaced in the next couple of weeks. The re-carpeting work will be completed at night while the center is closed to avoid any inconvenience to cardholders using the facility. Contractor is Resource of Arizona. (Cost – $6,471)

The walking pool required a 3-foot wide pebble sheen repair to the leading edge of one of the interior benches. The repair was made at no cost to the RCSC except for water and chemicals necessary to refill the pool after the repairs took place.

Sundial Center and East/West, Riverview pro Shops

Renovation of the Lakes East/West restrooms is now under way. The renovation work will include new sheetrock, new heating and air conditioning equipment, flooring, lighting, plumbing fixtures, vanity tops, entry doors and toilet partitions. While this work is taking place, portable toilets and hand sanitizers will be provided. This R&M project is scheduled for an October 2010 completion. Contractors include: Sunland Plumbing, Desert Rose, Valley Counter tops, Beach Toilet Accessories and the RCSC Skilled Trades staff.(Estimated Cost – $35,000)

The outdoor patio floor at the Lakes East/West Snack Shop is also being re-surfaced. Contractor is Desert Rose. (Cost – $8,230)

Skilled Trades Department

The Skilled Trades department completed 147 work orders during the month of August 2010. (This does not include other work completed such as painting, parking lot sweeping, trash hauling, fitness equipment repairs, pool repairs and other work not entered into the RCSC work order system.)

General Centers Information

A “What’s Working What’s Not” meeting will be held Wednesday, October 6 at 1pm in Fairway Center Arizona Rooms 1 & 2. All Fairway and Mountain View club officers and cardholders, are encouraged to attend this exchange meeting.
