Assistant General Manager Report – May 2011

Fairway Center and South, Quail Run Pro Shops

The Fairway Phase 2 project remains on schedule with work completed as follows:

  • Sheet rock and texture has been completed throughout phase 2 of the building.
  • Painting is nearing completion throughout phase 2 of the building.
  • Wall tile and floor tile is currently being installed in the lobby and shower room areas.
  • Walking track is being prepared for rubberized flooring next week.
  • Cabinetry is installed. Vanity tops, check-in counter tops and plumbing still not completed.
  • Exterior stucco work and painting still underway.
  • West facing “Fairway Recreation Center” sign ordered.
  • Fitness equipment has been ordered.
  • Lawn bowling green has been excavated and is being prepared for concrete forms and artificial turf sub base.
  • The pools and spa have been excavated, rough-in plumbing has been installed, reinforcing steel has been set in place. Shot-crete work is still being held up by Maricopa County Planning and Development.

Completion of the Fairway Phase 2 project is scheduled for July 2011.

Mountain View Center & Sun Bowl

  • Renovation of the Mt. View pool restrooms is nearing completion with final inspections called for the week of May 23, 2011. We are hopeful that the restrooms will be re-opened very soon and apologize to our cardholders for delays encountered with this project. Contractors for this project include Trades Unlimited, Custom Cooling and Ken McIntyre Construction. (Cost – $218,851)

Oakmont

  • One Heating & Air Conditioning unit was replaced at the Oakmont fitness center. Contractor was Custom Cooling. (Cost – $11,168)

Lakeview / Lakeview Lanes / Viewpoint Lake

  • We recently received the permit for the Lakeview spa remodel project. The project will now be sent out for contractor bids prior to being submitted to the RCSC bid commission for final approval.

Bell Center / Bell Lanes

  • The Bell chiller project (Phase II) is now completed. Contractor for this project was Bel-Air Mechanical. (Cost – $217,125)
  • Re-roofing of two mansard roofs at the Bell library is now completed. Contractor was Trades Unlimited. (Cost – $18,409)
  • Resurfacing work on the four Premier Tennis Courts at Bell Center is scheduled to begin June 6th. Contractor is Southwest Sport. (Cost – $18,855)

Sundial Center and East/West, Riverview Pro Shops

  • The RCSC has awarded the Sundial Monument repair project to K. L. McIntyre Construction. Unfortunately we are still waiting for Maricopa County to approve our application for a building permit. (Cost – $49,648)
  • Ultra Violet light equipment has been installed on both pools at Sundial Center. The new equipment was put into service on May 19, 2011. The Ultra Violet Light units will eliminate Cryptosporidium in a timely manner, reduce chloramines in the air and reduce the amount of chlorine needed to maintain County Health Department water chemistry standards for swimming pools. Contractors are Aquatic Builders and Accel Electric. (Cost – $75,000) Note: The Assistant General Manager reports given in March & April 2011 did not include the additional costs for electrical and small misc expenses. The project cost reflected above is the corrected amount.
  • Work is underway to replace some concrete golf cart pathway and paver area by the 10th tee box at Riverview. Although this repair was not planned for this year the work needed to be done to eliminate some safety concerns. Contractor is National Turf, Inc. (Cost – $15,000)

Marinette Center / WB/WC Pro

  • New flooring, mirrors and cabinets are currently being installed at the Marinette social hall. The new flooring will provide a cushioned surface for dance while also meeting the needs of other clubs who share this space. Contractors are Interior Logic and the RCSC Skilled Trades Department. (Cost – $37,000) Note: The Assistant General Manager’s report given in April 2011 did not include the additional costs for cabinets, mirrors and other needed items for this project. The project cost reflected above is the corrected amount.

Skilled Trades Department

  • The Skilled Trades department completed 101 work orders during the month of May 2011. (Does not include non-work order tasks.)

Grounds/Irrigation Department

  • The RCSC grounds department has completed hollow core aerification of all (6) lawn bowl greens. In addition to mowing and watering these greens this team also maintains the ball park field and Sunbowl amphitheatre.

General Centers Information

  • Mel Mead, RCSC Project Manager, resigned his position effective April 29, 2011. Interviews have been conducted and a new Project Manager will be hired soon.
